Construction is nearing completion on The Park at Fords Corner, a six-story residential building at 555 New Brunswick Avenue in Woodbridge Township, New Jersey. Designed by Thriven Design and developed by Green Pathway Urban Renewal LLC, the structure will yield 113 apartments, with 15 percent dedicated to affordable housing. The project will also include a ground-floor cafe. The 62,656-square-foot property is located at the corner of New Brunswick Avenue and Raymond Street, directly west of Green Oak Senior Housing, the first phase of the redevelopment.
The L-shaped superstructure stands almost fully clad in its façade, which is composed of a mix of red brick and vinyl siding surrounding a grid of windows with black frames and spandrels. New landscaping is in place along the street-front elevations while exterior work wraps up on the rear southern side, which surrounds a surface-level parking lot.
The property was formerly occupied by the six-story Olsen Towers senior living facility, which was originally built in the 1960s. All the residents were relocated to phase one of the redevelopment before the structure’s demolition.
Homes at The Park at Fords Corner will consist of 23 studios, 63 one-bedroom, 23 two-bedroom, and four three-bedroom units. Studios will have an average scope of 503 to 533 square feet, one-bedrooms will span 711 to 760 square feet, two-bedrooms will measure 936 to 1,087 square feet, and three-bedrooms will be 1,276 square feet.
Homes will feature open layouts with 9-foot-tall ceilings, stainless steel appliances, flat-panel wood grain cabinets, quartz countertops, breakfast bars, designer kitchen backsplashes, pendant lighting, in-home washers and dryers, coat and linen closets, and large bedroom closets. Select units get a kitchen peninsula or island and ensuite bathrooms.
The building is pet-friendly. Amenities will include a fitness center and yoga room, workspace lounges with private work stations, a conference room, and club room. There will also be an outdoor roof deck with a pergola and a sky lounge with a fireplace, shuffleboard, and a pool table. Other offerings include covered parking, a coffee bar, a package room, bike storage, EV charging stations, on-site management, a virtual doorman system, smart access entry, and 24-hour emergency maintenance.
YIMBY expects The Park at Fords Corner to fully finish construction sometime this summer.
