Construction Loan Secured For 748-Unit Skyscraper at 201 Hudson Street In Jersey City, New Jersey

Developers have secured a $277 million construction loan for 201 Hudson Street, a 69-story residential tower in Jersey City, New Jersey. Designed by Concrete Amsterdam with HLW International as the architect of record and developed by a joint venture between Urby and Rockpoint, the 677-foot-tall structure will span approximately 528,000 square feet and yield 748 rental units. The project will also include roughly 10,000 square feet of ground-floor retail space, structured parking, and a suite of lifestyle amenities.

Renderings depict a rectilinear glass tower rising from a multi-story podium, a departure from the cantilevering, Jenga-like massing that defines the development’s first phase across the street. As the northernmost of the master plan’s two remaining towers, 201 Hudson will forgo offset sections entirely, while the approved third tower to the south would retain a subtler version of the original’s shifts. Plans call for a 272-space parking garage within the podium with a valet option, its roof finished with an outdoor pool and a landscaped garden hill.

Residences will range from studios to three-bedroom layouts, all market rate. Amenities will include a pool, a fitness center, social and coworking spaces, outdoor recreation areas, and curated food and beverage offerings. The plans also call for the greenery between the site and Harborside 5 to be upgraded with a new pedestrian walkway and park space.

The tower is the second phase of a three-tower development envisioned as part of 2012 amendments to the Harborside Financial Center Master Plan. The first phase, the 69-story, 762-unit tower across the street at 200 Greene Street, was co-developed by Ironstate Development and Roseland Residential Trust and opened in 2017 as Jersey City Urby. It was rebranded as Sable after Urby sold the property to Veris Residential, and ownership transferred to Affinius Capital earlier this year following its acquisition of Veris.
