New renderings have been revealed for the renovation of 260 Madison Avenue, a 22-story office tower in Midtown, Manhattan. Designed by MdeAS Architects and owned by AmTrustRE, the structure spans 570,000 square feet and is undergoing a comprehensive modernization of its entrance, lobby, and common areas. The project will also include a roughly 7,000-square-foot amenity center and nearly 12,000 square feet of ground-floor retail. The property is located between East 38th and 39th Streets.

The designs call for a repainted façade and a double-height, glass-cube entrance that will establish a more prominent presence along Madison Avenue. Inside, the redesigned lobby will pair expansive glazing with textured wall treatments, integrated lighting, and sculptural curves. A rounded mezzanine edge will frame views of the second-floor amenity center above, visually connecting the arrival sequence with the building’s shared tenant spaces.

The amenity center will contain lounge seating, meeting and presentation spaces, and a pantry with counter seating. The space will be finished in warm wood tones with upholstered furnishings and integrated greenery. The scope of work also covers refreshed elevator lobbies and common corridors.

Completed in 1952 and designed by Sylvan Bien, the International Style tower was acquired by AmTrustRE in December 2025 for $211 million from Alex Sapir, whose family had owned the property since 1997. The buyer said at the time that it planned to invest between $60 million and $70 million to reposition the building, which was roughly 68 percent leased upon purchase.

Renovation work is currently underway, with full completion anticipated in 2027, according to AmTrustRE.
