Redesign Revealed for 800-Unit Development at 71-12 Park Avenue in Kew Gardens Hills, Queens

A new design has been revealed for 71-12 Park Avenue, a 13-story residential building in Kew Gardens Hills, Queens. Designed by DSM Design Group and developed by Marx Development Center, the 784,000-square-foot structure will yield approximately 800 rental units. This represents a signifiant reduction in scope from the original plan, which called for 50- and 42-story skyscrapers spanning 1.28 million square feet. The 107,500-square-foot property is bounded by 71st Avenue to the north, Park Avenue to the east, and Parsons Boulevard to the west.

ELURP Application Approved For First City-Owned Site At 351 Powers Avenue In Mott Haven, The Bronx

New York City Council has approved the city’s first Expedited Land Use Review Procedure (ELURP) application for 351 Powers Avenue, an eight-story residential building in Mott Haven, The Bronx. The city-owned site will be developed with 84 affordable homes for low-income New Yorkers, including 30 units for formerly homeless residents. The property is located between East 141st Street and East 143rd Street.

Housing Lottery Launches for 477 Central Avenue in Bushwick, Brooklyn

Designed by Yoel Rozenberg and developed by Mordechai Kahan, the structure yields 16 residences. Exterior work is progressing on The Morgan, an 18-story residential building at 38 East 35th Street in Murray Hill, Manhattan. Designed by INC Architecture & Design and developed by Continuum Company and Aksoy Holding, the 191-foot-tall structure will span 177,328 square feet and yield 137 condominium units. SLCE Architects is the architect of record for the property, which is located between Park and Madison Avenues.

Financing Secured for Affordable Co-Op Redevelopment at 31-33 West 110th Street in Harlem, Manhattan

Developers have secured $97.8 million in financing for 31-33 West 110th Street, a 22-story affordable housing redevelopment in Harlem, Manhattan. Led by Lemor Development Group, Infinite Horizons, L+M Development Partners, and Urbane Development Group, the project will add 14 floors atop the roof of the vacant, state-owned former Lincoln Correctional Facility and transform its interiors into 105 cooperative homeownership units. The 148,000-square-foot structure is expected to become New York City’s tallest affordable housing development designed to meet Passive House certification standards. The property is located along Central Park North between Fifth and Lenox Avenues.

Rendering Reveals Nine-Building Residential Development in East Flatbush, Brooklyn

Bawabeh Holdings has filed a rezoning application for a nine-building, 1.2-million-square-foot residential complex on the border of East Flatbush and Brownsville, Brooklyn. Designed by IMC Architecture and developed under the Midyan Gate Realty No. 2 LLC, the conjoined structures would stand 14 to 15 stories and yield 972 rental apartments, or 108 units per building, with an average scope of 950 square feet. The project would also include 136,112 square feet of retail space, 103,472 square feet of community facility space, and a 114-vehicle parking garage. The property is bounded by East 98th street to the northeast, Winthrop Street to the northwest, Kings Highway to the east, and Rockaway Place to the west.
