Casoni’s Exterior Continues to Progress at 989 Sixth Avenue in Midtown, Manhattan

The 13th-tallest building on our annual construction countdown is Casoni, a 785-foot-tall residential skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group in partnership with AB & Sons, the 70-story structure will span 384,118 square feet and yield 311 rental and condominium units with an average scope of 991 square feet. The building will also contain two cellar levels. The property is located at the intersection of Sixth Avenue and West 37th Street.

Baisley Pond Park Residences Completes Construction at 143–06 135th Avenue In South Jamaica, Queens

Work is complete on Baisley Pond Park Residences, a 12-story all-affordable housing building at 143–06 135th Avenue in South Jamaica, Queens. Designed by Aufgang Architects and developed by Slate Property Group and RiseBoro Community Partnership, the 318-unit project is New York City’s first hotel-to-residential conversion under the Housing Our Neighbors with Dignity Act (HONDA). The property is located between Inwood and 142nd Streets, directly north of the Belt Parkway.

Affordable Housing Lottery Launches for 406 Remsen Avenue in East Flatbush, Brooklyn

The affordable housing lottery has launched for 406 Remsen Avenue, an eight-story mixed-use building in East Flatbush, Brooklyn. Designed by Asher Hershkowitz Architect and developed by Samnon Associates, the structure yields 95 residences. Available on NYC Housing Connect are 26 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $73,166 to $227,500.

Permits Filed for 110 East 138th Street in Mott Haven, The Bronx

Permits have been filed for a 12-story mixed-use building at 110 East 138th Street in Mott Haven, The Bronx. Located between Harlem River Drive and Park Avenue, the lot is steps from the 138th Street–Grand Concourse subway station, served by the 4 and 5 trains. Reia Tong of Douglaston Development is listed as the owner behind the applications.

50 West 66th Street Wraps Up Construction on Manhattan’s Upper West Side

At number 14 on our year-end countdown of the tallest construction projects in New York is 50 West 66th Street, a 775-foot-tall residential skyscraper on Manhattan’s Upper West Side. Designed by Snøhetta and developed by Extell and Tennor Holding, the 69-story structure will yield 127 condominium units. SLCE Architects is the executive architect for the property, which is located on an interior lot between Columbus Avenue and Central Park West with frontage on both West 65th and West 66th Streets.

Monitor Point Development Expands Affordable Housing Commitment at 40–56 Quay Street In Greenpoint, Brooklyn

The Gotham Organization has announced an increase in the affordable housing allotment for its proposed three-tower Monitor Point development at 40–56 Quay Street in Greenpoint, Brooklyn. Designed by FXCollaborative, the project consists of structures standing 600, 450, and 230 feet tall and will yield a collective 1,150 units. Under the latest proposal, 40 percent of the units, approximately 460 apartments, will be made permanently affordable. This figure is nearly double the 288 from the initial announcement, and was informed by five years of engagement with community stakeholders. The property is bounded by Quay Street to the north, Franklin Street to the east, and the Bushwick Inlet to the south and west.

Housing Lottery Launches for 1591 Jesup Avenue in Morris Heights, The Bronx

Lumen LIC Nears Completion at 23–15 44th Road in Long Island City, Queens

The 15th-tallest building on our year-end construction countdown is Lumen LIC, a 754-foot-tall residential skyscraper nearing completion at 23-15 44th Road in Long Island City, Queens. Designed by Hill West Architects and developed by FSA Capital, the 66-story structure spans 855,400 square feet and yields 938 rental units with an average scope of 910 square feet. The project will also include lower-level office space and 17,400 square feet of ground-floor retail. The residential inventory is planned to include 282 affordable housing units. The property is alternately addressed as 43-30 24th Street and located along 44th Road between 23rd and 24th Streets.

NYC Commits $1 Billion to Shoreline Redevelopment, Housing Creation in Coney Island, Brooklyn

Mayor Eric Adams has announced a $1 billion commitment to revitalize the Coney Island shoreline in Brooklyn. The plan will introduce 1,500 new homes, with 25 percent designated for affordable housing, and will reconstruct the historic 2.7-mile Riegelmann Boardwalk. Substantial infrastructure and public realm upgrades will also be carried out. The project is being led by the New York City Department of Parks and Recreation in partnership with the New York City Economic Development Corporation (NYCEDC).
