Construction is complete on Haus25, a 57-story mixed-use skyscraper at 25 Columbus Drive in Jersey City. Designed by Elkus Manfredi Architects and developed by Veris Residential, the 626-foot-tall structure yields 750 residential units with interiors designed by Fogarty Finger, as well as an adjacent school designed by KSS Architects in the low-rise podium to the east. Melillo + Bauer Associates is the landscape designer, DeSimone Consulting Engineers is the structural engineer, Inglese Architecture + Engineering is the civil engineer, and AMA Consulting Engineers is the mechanical engineer for the New Jersey project, which is bound by Christopher Columbus Drive to the north, Montgomery Street to the south, Washington Street to the east, and Warren Street to the west.
Finishing touches have concluded on the property since our last update in December, when construction fencing still surrounded the site and landscaping work was underway on the plaza outside the main entrance by corner of Christopher Columbus Drive and Warren Street. In the intervening months, trees and shrubbery have been planted in this elevated public space, which features several steps above the sidewalks, ADA-accessible ramps, glass railings, and seating along the edges of the numerous garden beds.

Below is the grade school enclosed in a brick envelope in various shades of brown, with stone slabs at the bottom along the sidewalks.
The multi-story parking garage is clad in earth-toned bricks, metal louvers, and rectangular paneling, and stands along the southern end of the property. This portion of the structure will also feature ground-floor retail space facing Montgomery Street.
Amenities at Haus 25 include an outdoor swimming pool atop the parking garage, dining and lounge areas, a children’s playground, an open-air space for outdoor fitness equipment, and a spacious green lawn.
Leasing has launched for Haus25’s inventory of 244 studios, 249 one-bedrooms, 224 two-bedrooms, and 33 three-bedrooms. Thirty-seven of the homes are designated as affordable housing.
The PATH train is accessible to the west at the Grove Street station, and various dining options and an upcoming Whole Foods Market are located in the surrounding area. The Jersey City waterfront can be accessed by walking directly east along Christopher Columbus Drive.

So less than 5% of the units will be “affordable” which very likely still irritates the developer.
I actually really like this building. I love the unique shape and the curtain wall. The parking garage looks pretty nice, too.
