The affordable housing lottery has launched for Lyra, a 52-story skyscraper at 555 West 38th Street in Hudson Yards, Manhattan. Designed by Pelli Clarke Pelli Architects with SLCE as the architect of record, and developed by Rockrose, the structure yields 598 residences. Available on NYC Housing Connect are 177 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $47,966 to $187,330.
Amenities include resident lounges, co-working space, fitness center with racquetball, several lounge areas, bike storage, dog washing station, common area Wi-Fi, and a rooftop terrace. The amenity fee of $50 per month is waived for the first year of lease. Units come equipped with name-brand countertops, appliances and finishes, washers and dryers, air conditioning, charging outlets with USB ports, and hardwood floors. Residents are responsible for electricity.
At 70 percent of the AMI, there are 27 studios with a monthly rent of $1,399 for incomes ranging from $47,966 to $74,760; 26 one-bedrooms with a monthly rent of $1,495 for incomes ranging from $51,258 to $84,070; and six two-bedrooms with a monthly rent of $1,786 for incomes ranging from $61,235 to $100,870.
At 130 percent of the AMI, there are 53 studios with a monthly rent of $2,433 for incomes ranging from $83,418 to $138,840; 52 one-bedrooms with a monthly rent of $2,714 for incomes ranging from $93,052 to $156,130; and 13 two-bedrooms with a monthly rent of $3,397 for incomes ranging from $116,469 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 16, 2022.

WOW! Those are really cheap rents.
Wonder if they have to pay any additional costs for all the amenities or if they are included in the lease amount.
