161 Front Street is making progress, and per DOB permits, the hotel will soon rise 31 stories – though the building’s height will be just 230 feet, indicating rather low ceilings, which are very uncommon among new construction projects in New York City. The architect is Peter Poon, and renderings of the development aren’t flattering – typical of Poon’s projects. 161 Front makes an effort to conform to the street-wall, but any aesthetic generosities end there.
The new hotel is expected to open in 2014, and will house a Marriott Fairfield Inn with 200 rooms. Information on the DOB permits differs from that provided in the tower’s mention on Poon’s website, which offers an alternative 32-story and 184 room version, but the discrepancy is trivial.
Immediately around the corner, current plans for 80 South Street – by Morali Architects – are for a supertall, which should relegate 161 Front Street to further obscurity.
