New Rendering Revealed For 155 3rd Street in Gowanus, Brooklyn

A new rendering has been revealed for 155 3rd Street, an upcoming 22-story residential building in Gowanus, Brooklyn. Designed by Dattner Architects with Bernheimer Architecture as the associate design architect and developed by Monadnock Development, the 265,987-square-foot structure will yield 301 rental units with an average scope of 767 square feet, as well as 34,863 square feet of commercial space, 45 enclosed parking spaces, and a 26-foot-long rear yard. The project is located at the intersection of Bond and 3rd Streets and, directly next to the Gowanus Canal.

The exterior rendering shows the building composed of two sections: a multi-story red brick podium with double-height ground-floor windows, topped with a landscaped roof deck with an outdoor swimming pool, numerous BBQ grilling stations, and ample seating; and the main residential tower above with a tight grid of floor-to-ceiling windows and a lighter brick cladding, a pair of setbacks lined with glass railings, and a flat roof parapet with a short rectangular mechanical bulkhead. The rendering also shows a new landscaped waterfront esplanade on the eastern side of the development with trees, wooden benches, garden beds, and a dog run.

Right now, earthwork is underway with multiple piling machines and excavators positioned on the site.

The northeastern section is fully cleared with the exception of a large pile of crushed concrete blocks remaining from demolition.

The nearest subways from the property are the F and G trains at the Carroll Street station. A Whole Foods Market is also located nearby to the southeast across the Gowanus Canal.

155 3rd Street’s anticipated completion date is slated for December 2025, as noted on site.

  6. “The Lightstone Group is planning to build a massive 700-unit apartment building complex on the edge of Carroll Gardens, right next to the Gowanus Canal, between Carroll St and 2nd St. If you weren’t even aware of this plan, that’s no surprise. Lightstone is trying to get their project approved quickly and quietly, without going through the normal community review process. And the Department of City Planning is about to let them get away with it. DO WE WANT THIS?”

    “With over 700 apartments, the plan will bring around 1400 more people into an area with an already burdened infastructure. That means you could be sharing the Carroll Street subway station with 1400 more commuters. DO WE WANT THIS?”

    YES! The MTA needs all the ridership it can get to recover from pandemic. Also, is this a serious question. What, do you think all new residents are going to be standing on the platform at the same time? And that’s assuming they will all be commuting into the city during the workweek. DO YOU KNOW HOW RIDICULOUS YOU SOUND? You’re like a NIMBY parody, only it’s so on the nose it seems like satire.

    “The plan includes multiple towers, some as high as 12 stories, that threaten to destroy the character of Carroll Gardens and Gownaus. Dense high-rise buildings in the middle of brownstone Brooklyn will loom over the neighborhood, casting shadows that will reach as far as Carroll Park. If this plan goes through, it will set a standard for developers to create many more high-rise projects lining the banks of the Canal. DO WE WANT THIS?”

    YES! Oooooo, tall buildings… so scary… oooooo…

    “The developments will tie into a sewer system that already frequently overflows, spewing raw sewage into the Canal, where pathogen levels measure thousands pf times higher than EPA regulations. DO WE WANT THIS?”

    YES? Also you know that this is being remedied right? Do you even care your comments sound ignorant and hysterical?

    “A new Environmental Impact Study must be conducted to determine whether construction right beside the Gowanus Canal, recently named a Federal Superfund site, might disturb the toxins and high-level of pathogens there, thereby posing a threat to the environment or the health and safety of those living near the canal. But Lightstone doesn’t want that; in fact, they want to start building before the EPA clean-up process hs even begun. DO WE WANT THIS?

    YES! Me thinks you’re overreacting. You’re probably ten times more likely to get a disease from the processed cheese in your fridge than you are living next to the Gowanus in the fantasy you are hung up on.

    “Our local school system will be faced with adding hundreds of new students to their already overcrowded classrooms. And that will hurt all the students. DO WE WANT THIS?”

    Yeah children bad! It’s not like there wasn’t twice as many kids around 50 years ago.

    “If you don’t want this, the time to act is NOW! Even if you’ve never been to a Community Board meeting and don’t know what you would do there, you will make a difference just by showing up. This is our ONLY chance to tell them that the community DOES NOT WANT THIS.”

  8. Developers just follow the rules as they’re laid out. Pressure mayor to regulate for specific definitions of “affordable” that align with median income for a family. Stipulate % affordable by square footage not just units.
