Construction is complete on The Northern, a two-building development at 38-27 32nd Street and 38-38 32nd Street in Long Island City, Queens. Designed by NY Building Associates and developed by Yitzchok Katz of Developing NY State under the 39th Ave Equity LLC, the structures yield a combined 116 rental units and were built in tandem on two parcels at the intersection of 39th Avenue and 32nd Street.
The Northern I at 38-27 32nd Street stands ten stories and contains 52 rental units in studio- to three-bedroom layouts. The 100-foot-tall structure spans 48,000 square feet with 33 enclosed parking spaces and was built on the site of the former Cyril Weinberg Day Habilitation Center, a two-story adult day care center for those with developmental disabilities. The Northern II at 38-38 32nd Street stands nine stories and yields 64 rental units in studio to two-bedroom layouts with an average scope of 680 square feet, as well as 25 enclosed parking spaces and 381 square feet of commercial space. The 103-foot-tall structure was built on a formerly vacant property.
All exterior work has concluded on both buildings since our last update in October 2023, when the reinforced concrete superstructures stood topped out and covered in scaffolding and construction netting. Recent photos show the finished architecturally cohesive designs with beige brick façades, recessed floor-to-ceiling windows with black mullions, and stacks of balconies with decorative metal railings. The upper levels of both buildings feature several setbacks for private terraces.
Residential amenities at each building include bicycle storage, a virtual doorman, shared laundry room, live-in superintendent, on-site parking, a fitness center, rooftop deck, and package room.
The nearest subways from the two properties are the N and W trains at the elevated 39th Avenue station immediately to the northwest.
