The affordable housing lottery has launched for The Monarch, a 24-story mixed-use building at 163-05 Archer Avenue in Jamaica, Queens. Designed by Studio V Architecture and developed by BRP Companies, the structure yields 605 residences. Available on NYC Housing Connect are 182 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $58,046 to $218,010.
Units come equipped with floor-to-ceiling windows, washers and dryers, stainless steel appliances, and custom kitchen cabinets. The Monarch amenity package includes indoor basketball and pickleball courts, golf simulator, fitness center, yoga studio, resident lounge, conference room, movie room, children’s playroom, dog run, pet spa, on-site bike storage, and below-grade parking spaces. Rent includes gas for cooking and hot water. Tenants are responsible for electricity.
At 80 percent of the AMI, there are 25 one-bedrooms with a monthly rent of $1,596 for incomes ranging from $58,046 to $111,840, and five two-bedrooms with a monthly rent of $1,904 for incomes ranging from $69,669 to $134,160.
At 130 percent of the AMI, there are 125 one-bedrooms with a monthly rent of $3,140 for incomes ranging from $107,658 to $181,740, and 27 two-bedrooms with a monthly rent of $3,753 for incomes ranging from $128,675 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than November 4, 2024.
