1110 Manhattan Avenue’s Exterior Progresses in Greenpoint, Brooklyn

Construction is progressing on 1110 Manhattan Avenue, a six-story residential building in Greenpoint, Brooklyn. Designed by ARC Architecture + Design Studio and developed by Nadav Ohana under the 1110 Manhattan Group LLC, the structure will yield six condominium units and is located on a narrow 3,750-square-foot interior lot between Clay and Dupont Streets.

Recent photographs show the building topped out and its main western elevation covered in scaffolding and black netting as crews work to install the brick façade over the blue waterproofing membrane. The windows are already in place above the ground floor, and some of the brickwork is visible on wooden palettes along Manhattan Avenue. The side elevations are already complete, enclosed in light gray EIFS.

The party walls are mostly blank with the exception of a handful of narrow horizontal windows on the upper levels of the northern elevation.

The below rendering of 1110 Manhattan Avenue shows a stack of balconies spanning the width of the third through sixth stories, each topped with a distinctive arched pergola and partially covered by a decorative screen that runs vertically between them. Two fluted columns rise up either side of the building and extend beyond the roof parapet, with a connecting cross beam at the top. A garden bed sits beside the front doors, and stained glass water tower sculpture is shown atop the roof deck, in front of the bulkhead.

The developer purchased the property for $2.85 million and is projecting a sellout of $12.85 million on the condominiums. The nearest subway from the property is the G train at the Greenpoint Avenue station to the south.

1110 Manhattan Avenue’s anticipated completion date is slated for winter 2024, but sometime in the middle of 2025 seems more likely.
