The New York City Landmarks Preservation Commission (LPC) is set to review a new proposal for renovations at 460 West Broadway, a five-story, ten-unit residential building in Soho, Manhattan. The project, prepared by DYO Design Office, outlines plans for a roof addition and interior renovations within one of the property’s units. The building was constructed in 1900 and is located between West Houston and Prince Streets.
Plans outline the removal of existing interior staircases, partitions, fixtures, and exterior elements, followed by the installation of a new interior metal staircase leading to the roof, updated kitchen and bathroom layouts, and relocated laundry machines. The roof work proposes a retractable skylight, new composite decking, updated railings, and FDNY-compliant access pathways. The enlargement is designed for office use, while residential areas throughout the building remain unchanged.
Elevations show that the addition will match the height of the existing sixth-floor roof. Brass-finished cladding panels and new railings are proposed, while the existing greenhouse structure and parapet walls will remain. The project also specifies the installation of a new 36,000 BTU condenser unit on the roof.
The closest subways from 460 West Broadway are the R and W trains at the Prince Street station and the B, D, F, M, and 6 trains at the Broadway–Lafayette Street/Bleecker Street station.
The LPC is set to review the proposal on Tuesday, September 16.
