Exterior renovation work is underway on Home Insurance Plaza, a 44-story office skyscraper at 59 Maiden Lane in Manhattan’s Financial District. Designed by MdeAS Architects and developed by AmTrust Realty Corp, the project involves a full window replacement and installation of new metal and porcelain cladding over the 630-foot-tall tower’s existing brick veneer. Additional work will include brick repointing, masonry crack repair, and upgrades to the plaza at its base. The property is located at the corner of Maiden Lane and William Street.

The above main rendering shows the southern corner of 59 Maiden Lane with its new envelope, which appears slightly darker in color than the current white brickwork. The mechanical levels around the midpoint will also have their grilles replaced by a two-story metal screen. Also visible in the rendering is the revamped green space at the corner of the lot.

A hoist is attached to the southern elevation, and large portions of the cladding have already been removed around the thick perimeter columns and the flat roof.

Most of the public plaza is closed off with metal fencing and plastic sidewalk barriers, and the original landscaping and circular fountains have been removed. The existing black street lamps around the sidewalks remain in place.

The building is a short walk from the Fulton Street subway station, served by the A, C, J, Z, 2, 3, 4, and 5 trains.

59 Maiden Lane’s anticipated completion date is slated for spring 2027, as noted on site.

IMO It’s about time. The architecture is/may be(?) somewhat beyond its time with the use of a separate elevator core.

Speaking of which, I’ve seen bird’s eye shots of it and it definitely looks worse for wear. A good amount of TLC in this component is *long* overdue; and the whole facade treatment is certainly an improvement.

Since I can’t seem to find a way to edit my post, I’ll just make this pithy observation:

The render of the new skin looks like the old 270 Park in a whiter shade of pale….Great song, that.

  5. Very ugly. I’m surprised they didn’t complete an entire reclad.

  6. Yes, why go to the trouble to reclad a very mediocre mid-century tower ( completed 1966 ) if all you’re going to wind up with is a slightly refreshed, very mediocre mid-century tower ?
