The Malabar Residences Nears Completion at 126 East 57th Street in Midtown East, Manhattan

Exterior work is nearing completion on The Malabar Residences, a 28-story residential tower at 126 East 57th Street on Billionaires’ Row in Midtown East, Manhattan. Designed by ODA Architecture and developed by MRR Development, the 346-foot-tall structure will span 175,000 square feet and yield 147 condominium units with an average scope of 1,156 square feet. The project will also include 5,000 square feet of lower-level retail space and accompanying amenities. The property is located at the corner of East 56th Street and Lexington Avenue with a narrow panhandle extension to East 57th Street.

More glass railings were installed around the numerous setbacks and cutouts on the lower levels of the southern corner since our last update in July, when orange netting still covered many of the terrace edges. Some scaffolding was also removed from the midpoint of the tower, and crews have cleaned the finished concrete surface around the grid of recessed floor-to-ceiling windows. The hoist remains attached to the northern end of the eastern elevation and the sidewalk shed still obscures the ground floor. YIMBY expects these to be dismantled closer to the end of the year.

Work has also begun on the frame for the slender northern entrance along East 57th Street. The following rendering shows the inward sloping surface clad in bronze-hued paneling.

Maria Mainieri, Alexander Boriskin, Jane Powers, Neelam Katara, Gilad Azaria, and Michael Lorber are handling sales and marketing for the homes, which will come in studio- to three-bedroom layouts. Two-thirds of the units will have private outdoor space in the form of balconies, loggias, terraces, and penthouse roof decks. Residential amenities at 126 East 57th Street will include a landscaped rooftop terrace, an indoor swimming pool, fitness center, private indoor basketball court, steam room and sauna, several lounges, a demonstration kitchen, and a children’s playroom.

The ground-up development is located two blocks south of the Lexington Avenue–59th Street subway station, served by the 4, 5, 6, N, R, and W trains, with a connection to the Lexington Avenue–63rd Street station to the north, served by the Q and F trains.

YIMBY expects The Malabar Residences at 126 East 57th Street to finish construction sometime in early 2026.

      There is a building on a side street which had a mansion on midblock Fifth Ave. demolished so it could run a corridor from the back over to Fifth in order to have a more prestigious address there. This is nothing new.

  2. Is that a Dunkin Donuts next to the 57th street, ‘billionaires row’ entrance? Love it, only in NYC.

    The Malabar should be renamed, Deconstructing 432.

    I like the design, it’s interesting and the concrete is looking better now that they are finishing it. I still don’t understand the value of a 57th street address as the main building is actually on 56th. But I understand the basics of branding so I imagine 57th must have some special aura for people far wealthier than me.

  4. There will of course, always be the ‘next’ 57th street..Sutton, Beekman places, Park, Fifth Avenues etc..the concept is eternal.
