A rendering has been revealed for 918 Atlantic Avenue, a proposed 16-story residential building on the border of Crown Heights and Prospect Heights, Brooklyn. Designed by Fogarty Finger and developed by EMP Capital Group, the 184-foot-tall structure is planned to span 71,572 square feet and yield 99 rental units with an average scope of 722 square feet. The project would also include 3,132 square feet of commercial space, a cellar, and two rooftop terraces. The property is alternately addressed as 563 Washington Avenue and located by the intersection of Atlantic and Washington Avenues.
The rendering looks east along Atlantic Avenue at the wide western profile. The building will rise with a straightforward rectangular massing, with a lone setback wrapping around the northwest corner of the 13th story. A partially covered loggia terrace is also visible on the 16th floor. The façade is shown composed of a grid of sculpted white paneling framing floor-to-ceiling glass, including curved windows at the northwest corner.
The property is currently occupied by several low-rise commercial structures, as seen in the below Google Street View image.
Twenty-five percent of the residential inventory will be dedicated to affordable housing at an average of 60 percent of the area median income (AMI), or about $87,000 for a family of three.
A list of residential amenities has yet to be announced. The closest subway from the development is the C train at the Clinton–Washington Avenues station.
The developer is aiming to begin construction on 918 Atlantic Avenue sometime this spring and finish work in mid-2027.

Nice enough, though I would normally expect the smaller windows at the top rather than the bottom.
If anyone wants to know why this (and many other recent proposals) only includes 99 units, look no further than the 485-x program. Wage rules skyrocket when you start including more than 100 units.

Nice looking building. A few dozen more of these and Atlantic will start challenging 4th Avenue for the title of Brooklyn’s Wilshire Boulevard.
and those so called affordable units at 60% AMI will have high rents has always in these gentrifying neighborhoods
