Construction is underway on Harborside 4, a 55-story residential skyscraper at 20 Columbus Drive in downtown Jersey City, New Jersey. Designed by Handel Architects and developed in a joint venture between The Related Companies, Modon Holding, and Panepinto Properties, the structure will yield 800 units, with 600 rentals and 200 condominiums. The project will also include 12,000 square feet of retail space split into three separate storefronts, and a collection of residential amenities. The property is bounded by Christopher Columbus Drive, Greene Street, Hudson Street, and Pearl Street.

The above main rendering looks west along Christopher Columbus Drive showing the building beginning with a multi-story podium with a flowing notch at the southeast corner. Above, the main tower features an L-shaped massing with rounded corners. The eastern volume will feature a lower roof height, and is topped with a terrace lined with glass railings. The western volume will rise the full height to a crown with loggia cutouts.

The façade is depicted composed of a triple-height grid of copper-hued paneling surrounding floor-to-ceiling windows, including curved glass at the corners. A new landscaped public plaza and tree-lined sidewalks will surround the complex.

The following rendering previews Harborside 4’s context within Jersey City’s waterfront skyline. This image shows a small cantilever on the northern elevation above the intersection of the tower’s two volumes.

Units will be available in studio to two-bedroom layouts. Residential amenities will include a health club, indoor and outdoor lounges, a rooftop swimming pool, and concierge services.

The project is located a short walk west of the Exchange Place PATH station at the end of Christopher Columbus Drive, providing direct access to the World Trade Center transit center.

Harborside 4 is slated for completion in early 2029.

    This is a handsome building!

  2. I actually like this design compared to the usual banality of JC architecture.

  3. Ok, now we’re talking..And I think JC still needs one great ‘icon building’ to tie together all these new towers..

    • Jersey’s first Supertall is breaking ground a few blocks north of this project. I don’t think a final rendering has been released yet.

Still, I think the Goldman Sach’s building, while smaller, will remain the signature skyscraper for JC.

  4. Wow this looks so beautiful and love the color of the facade and the details! Such a great change from all the mundane flat glass walls going up like 50-55 Hudson Street and 420 Marin Boulevard.

  5. Very nice. JC continues to seriously impress with the scale of development, and it seems like it’s even kicking up another notch with Harborside 4, Urby II, Harborside 8, 808 Pavonia, 20 Long Slip, Bayfront, etc. and smaller infill developments under construction throughout all corners of the city.

The 2030 Census is going to be interesting…

It is amazing hat relatively small items such as rounded corners make all the difference and create elegance.

  7. Those curves are absolutely gorgeous and the cladding looks superior!!!

  8. Looks great. What is debatable is the investment long term .
There are so many buildings going up and if AI eliminated jobs in the future who will fill these buildings in Jersey City.
Projections for unemployment rates are at 44% in 5 years.

  9. The people supposed to live there will need j o b s.
