Exterior work is progressing on Luma, a six-story residential building at 10-39 49th Avenue in Long Island City, Queens. Designed by Angelo Ng & Anthony Ng Architects Studio and developed by Yong Chen, the 65-foot-tall structure will yield 35 condominium units with an average scope of 685 square feet. The project will also include 13 open parking spaces and six enclosed parking spaces, according to permits filed last December. The property is located between Jackson Avenue and Vernon Boulevard.
The reinforced concrete superstructure stands topped out with its main southern elevation largely enclosed in a glass curtain wall. The massing incorporates several setbacks on the fifth and sixth floors, and the building features multiple balconies and a loggia terrace at the southwest corner of the fifth story. Scaffolding and netting cover the windowless western lot line wall as crews work to finish the side profiles.
The renderings preview landscaped terraces atop the upper setbacks and glass railings lining the building’s many balconies.
Amenities will include a virtual doorman, bike storage, package room, a shared laundry facility, storage space, a fitness center, media room, outdoor courtyard, and a roof deck with a grilling station and a fire pit.
The property was formerly occupied by two low-rise buildings and a surface-level parking lot.
The nearest subway is the 7 train at the Vernon Boulevard–Jackson Avenue station, located right around the corner to the south along Jackson Avenue.
10-39 49th Avenue’s anticipated completion date is slated for this fall, as noted on the info board.
