A new rendering has been revealed for Vernon Point, a planned 16-story residential building at 44-68 Vernon Boulevard in the Hunters Point section of Long Island City, Queens. Designed by Archimaera and developed by Elmrod Management, the 142,697-square-foot structure will yield 161 units and lower-level commercial space. The property is bounded by 44th Drive to the north, 45th Avenue to the south, and Vernon Boulevard to the east.
The rendering looks southwest at the structure, previewing a monolithic massing with a chamfered eastern corner and a setback at its final level. The triple-height first story will be clad in a dark envelope with floor-to-ceiling glass, while the levels above will have a lighter gray façade surrounding columns of windows and glass doors leading to balconies. Landscaping and garden beds will flank the corner entrance to the building.
The site is currently occupied by a low-rise industrial structure constructed in 1953. Elmrod Development acquired the property from an undisclosed seller for $28 million and recently secured $72.3 million in acquisition and construction financing from BridgeCity Capital.

Archimaera is also the architect for Paragon LIC, a 23-story residential building currently under construction two blocks to the south at 45–40 Vernon Boulevard. The nearest subways from the ground-up development are the E and F trains at the Court Square–23rd Street station, which offers a connection to the G and 7 trains at the Court Square station.
Further details about 44-68 Vernon Boulevard, including a construction timeline, have yet to be revealed.
