Demolition is progressing at 419-421 Broadway, the site of a one-story retail building in Soho, Manhattan. Designed by Morris Adjmi Architects and developed by United American Land, the project will also involve the full renovation of the adjacent building at 423 Broadway. The properties are located at the northwest corner of Broadway and Canal Street, just above the border with Tribeca.
The dilapidated one-story commercial building that formerly occupied the site has been nearly fully razed, with only a few sections of the exterior walls peeking above the sidewalk fencing along Canal Street. The three-story structure at 423 Broadway is completely covered in graffiti on its southern lot-line wall.

YIMBY’s first coverage of the project site dates to October 2017, when plans called for an eight-story, 136-foot-tall office building with ground-floor retail. This 40,000-square-foot structure was planned to be clad in cast zinc paneling, emulating the look of the cast iron neighborhood. Two months later, the Landmarks Preservation Commission (LPC) approved a slightly shorter 126-foot-tall design, as seen in the below renderings looking west along Canal Street and southwest along Broadway.

The COVID-19 pandemic derailed these plans, and no further news emerged until May 2024, when The Real Deal reported United American Land’s plans to demolish both 301 Canal Street and 419-421 Broadway. The company purchased the three properties, including 423 Broadway, in 2017 for $5.4 million.

The site sits directly over the Canal Street station serving the N, Q, R, and W trains.
A revised construction timeline for 419-423 Broadway has yet to be announced.
