Construction has topped out on Hoboken Urby, a 16-story residential building at 256 Observer Highway in Hoboken, New Jersey. Designed by BKSK Architects and developed by Urby and Ironstate, the 165-foot-tall structure will span nearly 450,000 square feet and yield 345 rental apartments in studio to three-bedroom layouts. The project will also include more than 20,000 square feet of commercial and retail space, a 16,000-square-foot gym, and a 152-vehicle parking garage. Thirty-eight of the apartments will be reserved for affordable housing. The property is located between Park and Willow Avenues.

Renderings depict a façade of floor-to-ceiling glazing set within a grid of earth-toned paneling, with retail spanning two stories at the southern corner and opening onto pocketed terraces. Tree-lined sidewalks and planter beds will wrap the ground floor, and a stepped landscape with outdoor seating and cascading garden beds will rise at the center of the property.

A fourth-floor courtyard designed by Bas Smets will surround a fire pit pavilion with towering bamboo, extensive greenery, a sauna and cold plunge pool, sunbeds, and grilling stations. The pet-friendly complex will also feature a rooftop dog run.

Homes will feature interiors by Shawn Hausman Design, including two-tone white oak and cream cabinetry, waterfall countertops, and open shelving. Bathrooms will have white oak vanities, terrazzo flooring, and richly colored tiled walls. Select residences will include private terraces, and east- and west-facing homes will capture sunrise and sunset views toward Jersey City and, from the upper floors, Manhattan.

The property was formerly occupied by a Hoboken Department of Public Works garage. Ironstate secured development rights to the parcel through a legal settlement finalized in early 2020, under which the city received title to a pier at 15th Street and a parcel at 800 Monroe Street, with the municipal garage relocated to the city’s north end.

Hoboken Urby’s first residences are slated to become available in summer 2027.
