Construction is finished on 351–357 West 45th Street, four five-story affordable housing buildings in Hell’s Kitchen, Manhattan. Co-developed by Services for the UnderServed, Highpoint Property Group, and SMJ Development, the renovated property yields 80 rental units, with 70 reserved for New Yorkers transitioning from the city’s shelter system and ten occupied by existing tenants. The $54 million project also includes shared offices, an exercise room, and on-site wellness and employment resources. The property is located between Eighth and Ninth Avenues.

The renovation retained the tenements’ original massing and historic red-brick façades while addressing their deteriorated infrastructure. The buildings had previously accumulated hundreds of housing violations, with conditions including mold, pest infestations, and failures to provide heat and hot water; the city filed 24 lawsuits against the previous management.

Services for the UnderServed will master lease 70 apartments through partnerships with HPD and HRA and provide ongoing support through its Affordable Housing Services program. A 35-year HRA contract and a 40-year HPD regulatory agreement are intended to preserve the property as a long-term affordable housing resource.

The nearest subway station to the site is 42nd Street–Port Authority Bus Terminal, served by the A, C, and E trains.
