Extell’s 252 South Street Approaches Topping-Out, Lower East Side

As the Lower Lower East Side continues to see additional proposals for new supertall towers, the neighborhood’s first legitimate skyscraper is approaching its topping-out, per the latest from Tectonic. Extell’s tower at 252 South Street, aka One Manhattan Square, is about ten floors away from its uppermost 72nd floor, which will stand 850 feet above the streets down below.

2718 Fulton Street

Permits Filed for 2718 Fulton Street, Hotel Coming to Cypress Hills, Brooklyn

On the southern edge of Brooklyn’s Cypress Hills neighborhood, just above the blocks constituting East New York and Brownsville, an under-utilized lot at 2718 Fulton Street is about to be redeveloped with a new hotel. Building applications for the site were filed by Michael Kang Architect, P.C., and show a new structure rising ten floors and totaling 29,694 square feet of commercial space. That will be divided between 100 rooms, for a fairly small average size of only 296 square feet. The location is very atypical for hotel development, possibly indicating it may become a homeless shelter after completion, as has occurred in similarly-sited projects in other Outer Borough neighborhoods. Nehalkumar Gandhi of 2722 Fulton LLC is listed as the developer, and the lot lies two blocks west of the J and Z train stop at Van Siclen Avenue.

Permits Filed for 3022 Brighton 14th Street, Brighton Beach, Brooklyn

A 2.5-story home in Brooklyn’s Brighton Beach neighborhood is about to bite the dust, with new building applications now filed for its six-story replacement, at 3022 Brighton 14th Street. The first four floors of the mixed-use structure will have a school, while the fifth, sixth, and penthouse levels will be occupied by an ambulatory diagnostic/treatment center. The total area is set to comprise just shy of 24,000 square feet. Ruslan Goychayev of RSLN Architecture PLLC is designing, and Igor Zagranichny of 1123 Ocean View LLC is the developer.

Permits Filed for 300 Chauncey Street, Bed-Stuy, Brooklyn

Applications have been filed with the DOB for a vacant lot at 300 Chauncey Street, in Brooklyn’s Bedford-Stuyvesant neighborhood. The new building will measure 4,783 square feet, rising four floors, with seven units in all. At an average size of 683 square feet, that means rentals are very likely. Kenneth Church Jr. of Delacour, Ferrara, and Church Architects is designing the project, while Cyrous Akhavan of “Medical and Scientific Equipment” is listed as the developer. The site is about three blocks north of the C Train’s Ralph Avenue Stop, and about twice as far to the southwest of the J, M, and Z Train’s Halsey Street Station.
