Plans have been revealed for BKX, a sprawling retail and entertainment complex planned for the former Macy’s building at 422 Fulton Street in Downtown Brooklyn. Developed by United American Land along with Dreamscape Retail & Entertainment and The Jackson Group, the 440,000-square-foot project will transform the five-story department store into a mixed-use commercial hub designed for flagship retail, immersive entertainment, hospitality, dining, and cultural programming. Dreamscape collaborated with experiential design firm iCrave on the project, including the design of a central atrium that will serve as the property’s primary gathering space. GreenbergFarrow is the architect of record.

Designed by SLCE Architects and developed by SomeraRoad, the project calls for rooftop additions, courtyard infill, new window openings, and other exterior alterations as part of the landmarked building’s conversion. The property is bounded by Montague, Remsen, and Hicks Streets.

The capital improvement project was funded through the Mayor’s Community Parks Initiative, modernizing the playground with new recreational amenities, accessibility upgrades, landscaping, and infrastructure improvements designed to better serve local families and the surrounding community.

Construction has broken ground on The Willow, a six-story affordable senior housing development at 1033 Willow Avenue in Hoboken, New Jersey. Designed by KNTM Architects and developed by the City of Hoboken in partnership with Community Investment Strategies, the project will deliver 36 deed-restricted affordable apartments for residents aged 55 and older, marking the first new 100-percent affordable senior housing development built in Hoboken in more than 30 years. The property is located at the southeast corner of Willow Avenue and 11th Street.

Developers have secured a $214 million financing package for Sol on Park, an affordable housing development at 3728 Park Avenue in Claremont, The Bronx. Designed by Magnusson Architecture and Planning and developed through a partnership between NYCHA, the New York City Department of Housing Preservation and Development (HPD), the New York City Housing Development Corporation (HDC), The NRP Group, Selfhelp Realty Group, and Foxy Management, the structure will deliver 229 permanently affordable apartments for older New Yorkers. The project is located at the northeast corner of Park Avenue and St. Paul’s Place, on New York City Housing Authority’s (NYCHA) Morris Houses campus.

170K Square Foot Logistics Center Completes Construction In Hamilton, New Jersey

Construction is complete on the Logistics Center at Hamilton, a 170,800-square-foot Class A industrial facility at 600 Horizon Drive in Hamilton Township, New Jersey. Developed by FRP Development Corp. in a joint venture with DWS, the approximately 15-acre project delivers modern warehouse space in the Hamilton submarket at the intersection of Interstate 195 and Route 130. It is the company’s first completed logistics development in the state.

The package consists of a $58 million senior loan from Madison Realty Capital and a $17 million mezzanine loan from Naftali Credit Partners. The financing will refinance existing land debt and fund the project’s remaining hard and soft construction costs. Designed by Morali Architects and developed by New Empire, the project will yield 131 condominium residences ranging from studio to three-bedroom units, along with approximately 3,348 square feet of ground-floor commercial space.

Charney Companies and Tavros Capital have closed on construction capitalization for 175 Third Street, the fifth and largest building in the Gowanus Wharf masterplan in Gowanus, Brooklyn. Designed by Bjarke Ingels Group (BIG), the 27-story structure will span approximately 1.1 million square feet and deliver nearly 1,100 residences, with 25 percent of the apartments designated as permanently affordable.
