Construction has broken ground on One Eighty Ocean, a six-story residential building at 180 Ocean Avenue along the oceanfront in Long Branch, New Jersey. Designed by MHS Architects and developed by PV Condo, LLC, an affiliate of Kushner Companies, the structure will yield 39 condominium units in two- to four-bedroom layouts, each with direct views of the Atlantic Ocean. The project will also include three levels of private amenities and a landscaped porte cochère leading to an attended lobby.

LPC To Review Proposal For Ground-Floor Retail Conversion At 23 Wall Street In Financial District, Manhattan

The New York City Landmarks Preservation Commission (LPC) is set to review plans today for the ground-floor retail conversion of 23 Wall Street, a four-story landmarked building in Manhattan’s Financial District. Designed by BP Architects and developed by JTRE Holdings, the project would introduce new storefront entrances, display windows, and tenant signage to the roughly 160,000-square-foot structure. The scope also includes a proposed ADA lift at the first floor. The property is located between William and Broad Streets.

MTA Announces Design Award for Hudson Line Resilience Project

The Metropolitan Transportation Authority (MTA) has awarded a $19.7 million contract for the design phase of a resilience project to protect the Metro-North Railroad’s Hudson Line from the effects of climate change. The work will fortify the line against future stormwater runoff, tidal floods, and other risks between Spuyten Duyvil, The Bronx, and Hastings-on-Hudson in Westchester County. The design phase will be carried out as a joint venture between STV and WSP.

Battery Park City Resiliency Project Reaches Completion In Battery Park City, Manhattan

Construction is finished on the South Battery Park City Resiliency Project, a $221 million coastal flood protection system in Battery Park City, Manhattan. Designed by AECOM with a pavilion by Thomas Phifer and Partners and developed by the Battery Park City Authority in partnership with The Battery Conservancy, the project spans from the Museum of Jewish Heritage through Wagner Park, across Pier A Plaza, and along the northern border of the historic Battery. The system integrates open and buried floodwalls, deployable flip-up gates, upgraded storm drainage, and a storm-water retention cistern beneath an elevated landscape.

Designed by Bernheimer Architecture and developed by Breaking Ground under the BG Sutphin Owner LLC, the 163-foot-tall structure spans 119,719 square feet and yields 173 rental units. The project also includes a 15,000-square-foot health center operated by Community Healthcare Network on the ground and cellar levels, and a 40-foot-long rear yard. The property is located at the southwest corner of 97th Avenue and 146th Street.

The development is backed by a $2.26 million construction and permanent loan from LISC NY, which will cover hard costs associated with the redevelopment, along with soft costs and financing costs.

L&L Infinite has completed the acquisition of 600 Third Avenue, a 42-story office skyscraper in Midtown East, Manhattan. Designed by Emery Roth & Sons and completed in 1970, the 590-foot-tall structure spans 575,254 square feet and changed hands at a valuation of $245 million. L&L Infinite is joined in the joint venture by affiliates of Mack Real Estate Group, BLDG Management, and BD Blakely, and secured a $215 million acquisition loan from Bain Capital. The property is located between East 39th and 40th Streets.
