Construction is complete on the Logistics Center at Hamilton, a 170,800-square-foot Class A industrial facility at 600 Horizon Drive in Hamilton Township, New Jersey. Developed by FRP Development Corp. in a joint venture with DWS, the approximately 15-acre project delivers modern warehouse space in the Hamilton submarket at the intersection of Interstate 195 and Route 130. It is the company’s first completed logistics development in the state.

Construction has broken ground on River Commons, a 17-story mixed-use affordable housing development on the campus of NYC Health + Hospitals/Gotham Health, Morrisania at 1225 Gerard Avenue in Concourse, The Bronx. Designed by Bernheimer Architecture and developed by Type A Projects, BronxWorks, and L+M Development Partners, the $255 million structure will yield 328 affordable and supportive apartments. The project will also include a new healthcare facility, community space, and public open space. The property is located between East 167th and 168th Streets.

Financing Package Closes For 757 Flatbush Avenue In Flatbush, Brooklyn

A $75 million financing package has been secured to support the development of 757 Flatbush Avenue, a forthcoming nine-story condominium building in Flatbush, Brooklyn. The package consists of a $58 million senior loan from Madison Realty Capital and a $17 million mezzanine loan from Naftali Credit Partners. The financing will refinance existing land debt and fund the project’s remaining hard and soft construction costs. Designed by Morali Architects and developed by New Empire, the project will yield 131 condominium residences ranging from studio to three-bedroom units, along with approximately 3,348 square feet of ground-floor commercial space.

Charney Companies and Tavros Capital have closed on construction capitalization for 175 Third Street, the fifth and largest building in the Gowanus Wharf masterplan in Gowanus, Brooklyn. Designed by Bjarke Ingels Group (BIG), the 27-story structure will span approximately 1.1 million square feet and deliver nearly 1,100 residences, with 25 percent of the apartments designated as permanently affordable. The property is located between 3rd Avenue and the Gowanus Canal.

Designed by Robert A.M. Stern and Costas Kondylis and developed by Related Companies, the property contains 396 units. The deal, structured as an amendment to the building’s ground lease, will preserve 81 existing affordable apartments and create 20 additional affordable units, bringing the total number of income-restricted residences to 101, or approximately 25 percent of the building’s housing stock.

NYC Unveils Proposal For Upgraded Bus And Bicycle Infrastructure On Sixth Avenue In Manhattan

The New York City Department of Transportation has unveiled a proposal to upgrade bus and bicycle infrastructure along Sixth Avenue in Manhattan. The plan would add new offset bus lanes between Watts Street and West 34th Street, upgrade existing bus lanes from West 34th Street to West 58th Street, and widen protected bike lanes along much of the corridor. The improvements are intended to benefit more than 51,000 daily bus riders and enhance safety for cyclists and pedestrians on one of Manhattan’s busiest transportation corridors.
