New building applications have been filed for a second big high rise residential project near Jamaica’s big transit hub. Harlem-based Artimus Construction wants to develop a 26-story apartment building at 147-20 94th Avenue, between Sutphin Boulevard and 148th Street.
Back in October of 2014, YIMBY reported on applications for an eight-story, 134-unit mixed-use building at 2351 Adam Clayton Powell Jr. Boulevard, in Harlem, and then we brought you renderings of a redevelopment proposal that would have saved the dilapidating Harlem Renaissance Ballroom from demolition. Since then, the ballroom has been demolished, and now developer BRP Companies has landed a $53.2 million loan to build the project, according to Commercial Observer. Construction is reportedly underway, with completion expected in 2017.
At the corner of West and India Streets in Greenpoint, two starkly different residential developments are about to rise. On the western side of the block, along the East River, two developers have demolished an old envelope factory to make way for a 40-story residential tower. And YIMBY has the first look at the much more modest five-story rental building planned for 144 West Street, on the eastern side of the block.
Last summer, construction kicked off at 64 East 1st Street, in the East Village, where MGM Property Group and Ekstein Development are building a six-story, six-unit residential building, and now steel-frame construction is up to the third floor, according to EV Grieve. The full-floor condominiums, which average 2,185 square feet, will have two-bedroom configurations and outdoor terraces. GF55 Partners is designing, and completion is expected in 2016.
Westchester County-based Matt Development has filed applications for a five-story, 21-unit mixed-use building at 144 West Street, in Greenpoint, located a block in from the East River. The building will total 14,805 square feet, and includes 1,190 square feet of retail space on the ground floor. All but two residential units will be located on the second through fifth floors, and outdoor rooftop space will be available to residents. The units will likely be rentals, averaging a relatively small 648 square feet apiece. The site has been vacant for some time, and GF55 Partners is designing.
