Full Reveal For 281 Fifth Avenue, 52-Story Tower Coming to NoMad

YIMBY has covered the evolution of 281 Fifth Avenue extensively, first posting concept renderings that surfaced all the way back in 2014. Now, the full design has been posted to the site, as per the YIMBY Forums. The building is being developed by the Victor Group in joint venture with Lendlease, and it’s being designed by Rafael Vinoly. DOB records indicate it will rise 52 floors and 708 feet to its highest occupied floor, with the roof topping-out 728 feet above street level. There will be 7,927 square feet of commercial space at the base, topped by 209,417 square feet of residential space, to be divided amongst 141 condominiums. Completion is tentatively anticipated for 2018, and while the site’s old occupants have been demolished, there is currently a stop-work order in effect.

New Details, Rendering of 55-Story, 130-Unit Condo Tower Planned at 281 Fifth Avenue, NoMad

Back in June of 2015, YIMBY revealed initial renderings of the 52-story, 141-unit residential tower planned at 281 Fifth Avenue, located at the corner of East 30th Street in NoMad. Although the latest filings still describe the same building, Curbed NY now has a new partial rendering depicting the façade of a 55-story, 130-unit tower on the corner site. The latest diagrams indicate the the 266,963-square-foot tower will rise 728 feet above street level. It will contain 7,927 square feet of retail space across the cellar, ground, and second floors, followed by residential amenities on the third through seventh floors. The residential units above will be condominiums, averaging 1,611 square feet apiece.


125 Greenwich Street

Financing Underway For 91-Story, 275-Unit Supertall Residential Tower At 125 Greenwich Street, Financial District

In January of 2016, filings were submitted to the Attorney General’s office for a 91-story, 275-unit luxury residential tower with retail space at 125 Greenwich Street, in the Financial District. Since then, foundation work has been underway and its developers – Michael Shvo, Vector Group, New Valley, and Bizzi & Parters Development – have been in talks to secure a roughly $500 million construction loan. Now, the New York Post reports $175 million in financing has been raised through the EB-5 program. New details also reveal the highest occupied floor will stand 990 feet above street level, although a crown will push the pinnacle of the supertall tower to a yet-to-be-determined height. Condominiums are expected to range from studios to a triplex penthouse. Rafael Viñoly Architects is the design architect. Completion is expected in 2018.

Two-Story Expansion Filed For 464,000 Square-Foot Commercial Building At 787 Eleventh Avenue, Hell’s Kitchen

Last July, Georgetown Company and Bill Ackman closed on the eight-story, 464,000 square-foot commercial building at 787 Eleventh Avenue, between West 54th and 55th streets in Hell’s Kitchen, for roughly $250 million. Now the property’s new owners have filed applications to expand the building by two stories or an additional 19,784 square feet. The roof will be raised by 60 feet (to 160 feet) and the latest filings indicate there will be 400,144 square feet of designated commercial space. The ground floor will contain retail space and automobile dealerships, floors two through five will contain automobile shops and services, and floors six through 10 will be office space. Per Curbed, Ackman’s Pershing Square Capital Management will be occupying the office space. Rafael Viñoly Architects is designing the project.
