Queens-based property owner Yaniv Levy has filed applications for three three-story, two-unit residential buildings at 692-696 East 38th Street, on the southern end of East Flatbush, located eight blocks east of the Newkirk Avenue stop on the 2 and 5 trains. The structures will all measure 3,661 square feet each, with 2,771 square feet to be used for residential space in each structure. That means units will average a family-sized 1,385 square feet across the entire development. The project is relatively contextual and will rise on a 77-foot-wide vacant swath of land flanked by rowhouses on both sides. Queens-based Gerald Caliendo is the architect of record.

Permits Filed For Four-Story, Eight-Unit Residential Building At 2825 Snyder Avenue, East Flatbush

Brooklyn-based Velocity Framers has filed permits to built a new four-story, eight-unit residential building at 2825 Snyder Avenue in the borough’s East Flatbush neighborhood. It’s about a block from the Church Av 2/5 stop. The filing is for a 45-foot-tall building, which would make the four-story number work. However, the filing only lists 2,595 square feet of residential space out of a total of 5,667 square feet. The latter number being more likely, it would mean average units of about 708 square feet. The Schedule A lists two units per floor. Velocity Framers is also the applicant of record. An existing two-story house will have to be demolished.

Jamaica-based Francis Lewis House Corporation has filed applications to expand the single-story, 20-foot-wide rowhouse at 588 Schenectady Avenue, in northern East Flatbush, into a four-story, eight-unit residential building. Located right across from the Kingsbrook Jewish Medical Center, the expanded building will measure 4,792 square feet in total, which means units will average a rental-sized 600 square feet each. Bakhtiar Shamloo’s Kew Gardens-based Tabriz Group Design is the applicant of record.
