Work is nearing completion on The Somerly, a seven-story residential building at 48 Somers Street in Ocean Hill, Brooklyn. Designed by Gerald Caliendo and developed by the Vaynshteyn family, the 38,259-square-foot structure will yield 24 units with an average scope of 1,154 square feet. The project will also include 4,872 square feet of commercial space and 5,696 square feet for a community facility. Nine of the units will be designated as affordable housing. The through-lot property is located between Somers Street to the north and Fulton Street to the south.

Excavation Begins for Affordable Housing Complex at 1510 Broadway in Bed-Stuy, Brooklyn

Excavation is getting underway at 1510 Broadway, the site of an eight-story mixed-use complex in Bedford-Stuyvesant, Brooklyn. Designed by Gluck+ and developed by MacQuesten Construction Management along with the East Brooklyn Housing Development Corporation, the structure will yield 108 affordable housing units and 9,000 square feet of ground-floor retail space.

Rendering Revealed for 836 Monroe Street, Ocean Hill, Brooklyn

Renderings have been revealed for the four-story 836 Monroe Street development in Bedford-Stuyvesant, Brooklyn. The new design has a classical touch, with a fluted pilaster in the center of the façade. Other notable elements are the framed faux-balconies, and light design. Joshua Felix of Beam Group is responsible for the facade.

Reveal for 846 Monroe Street, Ocean Hill, Brooklyn

Back in April of 2016, YIMBY reported on new building applications for 846 Monroe Street, in Brooklyn’s Ocean Hill neighborhood. Since then, work has begun on the vacant, 28-foot-wide lot, and now, we have the reveal for the project, which is being designed by Joshua Felix of J Goldman Design/BEAM Group.

An Upper West Side-based property owner has filed applications for a four-story, eight-unit residential project at 102 Somers Street, in Ocean Hill. The new building will measure 8,140 square feet and its residential units should average 701 square feet apiece, indicative of rental apartments. There will be two apartments across the ground floor and associated mezzanine level, followed by two apartments on each of the second and third floors, and two more apartments across the fourth floor and associated upper mezzanine level. Gerald J. Caliendo’s Briarwood-based firm is the architect of record. The 1,875-square-foot plot is vacant.

Brooklyn-based United Developers has filed applications for a four-story, eight-unit residential building at 163 MacDougal Street, in Ocean Hill. The project will measure 7,104 square feet and its residential units should average 688 square feet apiece, indicative of rental apartments. There will be two unit across each above-grade floor. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 25-foot-wide, 2,500-square-foot lot is vacant. Last year, the same developer renovated the three-story townhouse next door, at 165 MacDougal Street, into three apartments.

Seven-Story, 27-Unit Residential Redevelopment Tops Out at 1004 Gates Avenue, Ocean Hill

Construction has topped out and façade installation is underway on the seven-story, 27-unit residential redevelopment underway at 1004 Gates Avenue, in Ocean Hill. The building’s design has also slightly changed, as seen in a rendering courtesy of a tipster. The latest building permits indicate the project measures 28,708 square feet, which means its residential units should average 1,063 square feet apiece. The apartments, rentals, will boast layouts with two- to three-bedroom configurations. The Brooklyn-based Loketch Group is the developer and Williamsburg-based Ellipses Design is behind the design. Occupancy is expected in early 2017.
