Brooklyn-based JCS Realty Group has filed applications for two five-story, nine-unit residential buildings at 239 Hawthorne Street, in Prospect Lefferts Gardens. The buildings will each measure 8,161 square feet. Across both, the residential units should average 766 square feet apiece, indicative of rentals. Diego Aguilera’s Rego Park-based firm is the architect of record. Both buildings will rise on a 38-foot-wide, 6,346-square-foot lot, currently occupied by a two-and-a-half-story house. Demolition permits were filed in December.

One of the buildings will measure 5,797 square feet and contain seven residential units, while the second will measure 5,240 square feet and contain six units. Across both, the apartments should average 673 square feet apiece, indicative of rentals. Diego Aguilera’s Rego Park-based firm is the architect of record. The 4,000-square-foot lot is occupied by a two-story house. Demolition permits were filed in December.

An anonymous Queens-based LLC has filed applications for two three-story, six-unit residential buildings at 327 and 329 Rutland Road, in Prospect Lefferts Gardens. The new buildings will measure 5,068 square feet each. Across both, the residential units should average 600 square feet apiece, indicative of rental apartments. Sion Hourizadeh’s Floral Park, N.Y.-based engineering firm is the applicant of record. The 4,000-square-foot lot is occupied by a two-story wood-frame house. Demolition permits were filed August.

Brooklyn-based Jankos Group has filed applications for two four-story, eight-unit residential building at 225-227 Winthrop Street, in Prospect Lefferts Gardens. The buildings will measure 7,257 square feet and 7,978 square feet, respectively. Across both, its residential units should average 735 square feet apiece, indicative of rental apartments. Arnold S. Montag’s Great Neck, N.Y.-based AM/PM Design & Consulting is the architect of record. The 49-foot-wide, 5,173-square-foot property is occupied by a two-and-a-half-story house and will be subdivided into two separate lots. Demolition permits were filed for the existing structure in August.

In the spring of 2014, the wrecking ball came for the Victorian mansion at 111 Clarkson Avenue in Prospect Lefferts Gardens. Today, construction is chugging along on a pair of rental buildings at the site between Bedford and Rogers avenues.
