Construction Complete On 10-Story, 21-Unit Condo Building At 325 West Broadway, SoHo

In October of 2015, YIMBY brought you renderings of the 10-story, 21-unit residential building under development at 325 West Broadway, in SoHo. Now, new photos from our friend Tectonic show that construction on the property is done. Dubbed XOCO 325, the 55,962-square-foot structure’s condominium units range from 1,055-square-foot one-bedrooms to 2,658-square-foot four-bedrooms. Amenities include a 24-hour concierge, a fitness center, private residential storage, bicycle storage, and a rooftop terrace. DDG is both the developer and design architect, although Thomas O’Hara’s HTO Architect is the architect of record. Occupancy has already begun. The property is located within the SoHo-Cast Iron Historic District.




61-63 Crosby Street

Developer Plans Four-Story Office, Retail Conversion At 61-63 Crosby Street, SoHo

Chicago-based L3 Capital has acquired the four-story, 20,600-square-foot mixed-use property at 61-63 Crosby Street, in SoHo, for $42 million. The new owner plans to convert the building into office space, although the ground-floor will remain as retail space. The co-op building has seven apartments, which will all be vacated before the sale closes, according to The Real Deal. The property comes with 3,300 square feet of air rights, which could be used in an expansion. Any alterations to the buildings will have to be approved by the Landmarks Preservation Commission because they sit within the SoHo-Cast Iron Historic District Extension.


25 Mercer Street

Five-Story, Five-Unit Residential Conversion Planned At 25 Mercer Street, SoHo

The five-story mixed-use building at 25 Mercer Street and the three-story property at 27 Mercer Street, located in the SoHo-Cast Iron Historic District, are expected to be converted into a single five-unit condominium building, according to Curbed NY. There will be four full-floor units and a duplex penthouse, and the residences are expected to hit the market this spring. GDS Development is developing and Fogarty Finger is designing the project, dubbed 25 Mercer. Alterations that would go into the conversion would have to be approved by the Landmarks Preservation Commission since the property is located within a historic district.
