Groundbreaking Ceremony Held for Three-Story, 55-Unit Residential Project at 1177 Warburton Avenue, Yonkers

Since plans were announced in July of 2015 for a three-story, 55-unit residential project at 1177 Warburton Avenue, located on the far-northern end of Yonkers, a groundbreaking ceremony was recently held, Westfair reported. Dubbed 1177@Greystone, the new building will contain luxury rental apartments ranging from 680-square-foot one-bedrooms to 1,245-square-foot three-bedrooms. Amenities include a fitness center and a club room, in addition to a private path to the Greystone station on Metro-North Railroad. Valhalla, N.Y.-based Ginsburg Development Companies is the developer. Completion is expected in 2017. Four vacant, single-family homes were demolished to make way for the new building.

715 Dobbs Ferry Road

Plans Presented for Three-Story, 101-Unit Senior Housing Building at 715 Dobbs Ferry Road, Greenburgh

Capital Seniors Housing LLC is now presenting plans to the Greenburgh Town Board for their three-story, 101-unit senior housing project at 715 Dobbs Ferry Road, in Greenburgh. That’s a town in southern Westchester County. The building will measure 90,651 square feet, according to Westfair. There will be 71 assisted living units ranging from studios to two-bedrooms or 350 square feet to 900 square feet. Five of the assisted living units will be designated as affordable. In addition, there will be 30 memory-care units ranging from studios to one-bedrooms or 350 square feet to 650 square feet. The building will be surrounded by a 67-car parking lot. Supportive services will be included. The presentation comes after the town board, in December, approved a deal to sell the property to the developer for $3.5 million. The 6.89-acre site, once home to Frank’s Nursery & Crafts, must first be remediated. Meyer Design is behind the architecture.

22 Burling Lane

Six-Story, 110-Unit Residential Building Planned at 22 Burling Lane, New Rochelle

ELD Properties and Equity Land Developers are planning a six-story, 110-unit residential building at 22 Burling Lane, in downtown New Rochelle. That’s in southern Westchester County. Dubbed Millennia, the project will have rental apartments ranging from studios to two-bedrooms, 11 of which will rent at below-market rates as affordable housing, Westfair reported. Amenities will include a fitness center, a yoga room, a business center with conference rooms, a lounge, private residential storage space, a pet park, and a 146-car parking garage. The developers also want to build a path along the New England Thruway (I-95) that connects to a park they’re planning at the end of Burling Street. The park will include an existing pedestrian bridge, expected to be reopened, that crosses the Thruway. The assemblage at 22-26 Burling Lane includes a two-and-a-half-story house and a three-story office building. Demolition is expected to begin in the next few weeks, with completion of the new building scheduled for 2017. The city’s Metro-North Railroad station is on the other side of the Thruway.

Eight-Building, 72-Unit Condominium Project Approved at 700 Davenport Avenue, New Rochelle

Purchase, N.Y.-based Zinrock Resources LP has recently received approval from the Planning Board of New Rochelle to construct nine eight-unit residential buildings, plus a clubhouse and gatehouse, at 700 Davenport Avenue, located on the southern tip of the city’s Davenport Neck section. That’s in southern Westchester County. The buildings can be as high as 60 feet (plus five feet if in a flood zone), the equivalent five stories, Westfair reported. All of the residential units will be three-bedroom condominiums ranging from 3,000 to 3,500 square feet apiece. The site is currently home to the roughly 500-member beach club Beckwith Pointe, which the developer is expected to begin demolishing next year. Zinrock payed the city $720,000 to privatize the club’s beachfront, but is still required to retain open space elsewhere.

Construction Wraps on 14-Story, 159-Unit Affordable Mixed-Use Building at 203 Gramatan Avenue, Mount Vernon

Construction is wrapping up on a 14-story, 159-unit mixed-use building at 203 Gramatan Avenue, in downtown Mount Vernon. That’s in southern Westchester County. It’s been dubbed La Port Apartments. All of the units, which range from studios to two-bedrooms, will be rented at below-market rates as affordable workforce housing, Westfair reported. Amenities include a fitness center, a children’s playroom, a media room, a lounge with a pantry, and a 4,000-square-foot rooftop deck. The base of the building will also host 20,000 square feet of retail space, of which Dollar Tree has already leased half. Atlantic Development Group, headed by Peter Fine, and Kenwood Equities are the developers, and GF55 Partners is the architect. After nine years in the development process, completion is expected in the next few months. Peter Fine is also planning a market-rate residential project next to La Porta Apartments, according to the Wall Street Journal.
