140 West 28th Street Crosses Halfway Mark Above Chelsea

Construction of a 419-foot-tall hotel at 140 West 28th Street in Chelsea is passing the halfway mark. Workers are currently pouring the 29th floor and getting ready to create the form work for the 30th floor. The tower is designed by Gene Kaufman Architect and is being developed by Eastern Consolidated. The property successfully secured a $121.35 million debt and equity package last year thanks to the Bank of the Ozarks and Square Mile Capital Management. There will be 526 rooms divided among a Marriott, TownePlace Suites, and Springhill Suites. Each will have its own separate lobby on the ground floor and shared common rooms.

Permits Filed for 134 Erasmus Street in East Flatbush, Brooklyn

Permits were recently filed for a five-story, mixed-use residential building at 134 Erasmus Street in East Flatbush, Brooklyn. The site sits at the intersection of Erasmus Street and Lloyd Street. The closest subways are the 2 and 5 train at the Church Avenue station. Prospect Park is about a 20-minute walk to the northwest. Raymond Chan Architect is the designer and the filing representative while Atari Realty is the owner of the property.

New Renderings Revealed for 243 Fourth Avenue in Park Slope, Brooklyn as Sales Launch

Sales have officially launched for Parlour, a new residential building in Park Slope, Brooklyn designed in collaboration by INC Architecture & Design with Fischer + Makooi. Located at 243 Fourth Avenue, the 12-story structure will contain 19 residences, including 16 half-floor units and three full-floor penthouses. Brodmore Management is the developer and the Aguayo Team at Halstead Property Development Marketing is handling condominium sales.

The Jardim at 527 West 27th Street Nearing Completion in Chelsea

The Jardim at 527 West 27th Street is an upcoming 11-story residential complex in Chelsea. It stands adjacent to Zaha Hadid’s 520 West 28th Street project. The new property has already topped out and almost all the exterior work is finished, with only minor touches awaiting completion on the ground level and top floors. Meanwhile, the interiors of the 36 units are being fitted out, each averaging 2,500 square feet. The 90,000-square-foot undertaking is being designed by Isay Weinfeld and developed by Centaur Properties and Pizzarotti.

Renderings Released for Second Phase of Resorts World Casino in Ozone Park, Queens

Resorts World Casino released new renderings of its second phase in South Ozone Park, Queens. It has also announced that Plaza Construction will be the lead construction manager of the ten-story expansion project. The future four-star hotel will have 400 rooms, a two-story main entrance, an additional gaming room, conference and meeting areas, a fitness center, more dining options, and retail space. In total, this 500,000-square-foot addition is expected to create 1,000 new construction jobs. Work has already progressed to the second floor, and the first part of the expansion is set to open later this summer. Perkins Eastman is designing the new phase while Cosentini Associates is the MEP engineer. DeSimone is the structural engineer and Langan is the civil engineer.

Permits were recently filed for a new nine-story mixed-use residential building at 466 Flushing Avenue in Williamsburg, Brooklyn. Fariba Makooi of Fischer+Makooi Architects PLCC is the designer of the project, while Bac Group LTD is listed as the filing representative. The W Group of Brooklyn is listed as the owner of the property. The site sits on an 18,000-square-foot corner lot along the border of Williamsburg and Bedford-Stuyvesant. The closest subway is the G train at the Flushing Avenue subway station. The Brooklyn Queens Expressway (I-278) runs several blocks away to the west, providing easy access to the northbound and southbound lanes.

Originally constructed in 1925 as a clubhouse for the Knights of Columbus, the structure’s interior components are being carefully renovated and repurposed as the building is converted into condominiums.

301 East 81st Street Tops Out As Brick Curtain Wall Installation Continues on the Upper East Side

Back in January, YIMBY released new renderings of 301 East 81st Street, aka 1562 Second Avenue that showed a two-story addition to the tower. Now, the upcoming residential building has topped out over the Upper East Side, as facade installation continues. Designed by Studio Sofield and SLCE Architects, the 215-foot-tall structure stands 19 stories high and is being developed by Icon Realty Management. There will be 28 condominiums, a second-floor amenity space, and future retail space on the cellar and ground floor.

The new structure will dedicate 65,000 square feet of newly built space toward residential units, a hotel, and dormitory spaces. The entire building itself is set to yield 82,851 square feet. It will be designed by KSQ Architects. William Dailey Building & Zoning is listed as the filing representative while the Vorea Group is owner of the property. The site is located at the corner of Jackson Avenue and Pearson Street and sits not too far from the Court Square subway station on the 7 train.
