YIMBY’s 2023 Q1 Report Tallies 9,138 Residential and Hotel Units Filed From January Through March in New York City

As New York City abounds with fresh spring blooms, New York YIMBY has fresh numbers reflecting the permit filing activity that took place in the first quarter of 2023. In the period spanning from January through March, the Department of Buildings registered permits for 840 new buildings (surpassing last year’s quarterly average of 806), combining for a total of 13.4 million square feet. Of these, 668 building will be allocated for residential and hotel use, and will contribute a total of 9,138 units to the city. Finishing Touches Underway on 3ELEVEN at 601 West 29th Street in West Chelsea, Manhattan

Exterior work is wrapping up on 3ELEVEN, a 60-story residential skyscraper at 601 West 29th Street along the border of West Chelsea and Hudson Yards. Designed by FXCollaborative and developed by Douglaston Development, the 695-foot-tall structure is also known as Tower A alongside the shorter 606 West 30th Street and will yield 935 units, with 235 designated for affordable housing, as well as 15,000 square feet of retail space on the podium floors. Levine Builders is the general contractor for the property, which is alternatively addressed as 311 Eleventh Avenue and bound by West 30th Street to the north, West 29th Street to the south, and Eleventh Avenue to the east. The building opened for occupancy last fall.

Designed by Handel Architects and developed by Gotham Organization and Goldman Sachs Asset Management JV, the 520-foot-tall structure will yield 430,000 square feet and 453 rental units, with 137 reserved for affordable housing, as well as 9,000 square feet of retail space, over 20,000 square feet of amenities, and 26,764 square feet of administrative office space for Covenant House. GO Covenant LLC is the owner and Monadnock Construction is the general contractor for the property, which is located along Tenth Avenue between West 40th and 41st Streets.

Designed by Nickolas Zigomanis of Adamson Associates and developed by Cove Property Group under the CBP Hudson Avenue Owner LLC, the 535-foot-tall structure will yield 287,692 square feet of office space, ground-floor retail, and a cellar level.
