Permits have been filed to expand a one-story structure into a four-story mixed-use building at 85-15 Grand Avenue in Elmhurst, Queens. Located between Simonson Street and Van Kleeck Street, the lot is three blocks from the Grand Avenue-Newtown subway station, serviced by the M and R trains. Xin Lin of 8515 Grand Realty LLC is listed as the owner behind the applications.
The proposed 40-foot-tall development will yield 8,968 square feet, with 7,373 square feet designated for residential space and 1,595 square feet for commercial space. The building will have ten residences, most likely rentals based on the average unit scope of 737 square feet. The steel-based structure will also have a cellar but no accessory parking.
Hui Zeng of ABC Engineering is listed as the architect of record.
Demolition permits will likely not be needed as the project calls for an expansion. An estimated completion date has not been announced.
