One Times Square Tops Out in Times Square, Manhattan

Officials and crews recently celebrated the topping out of One Times Square, a 26-story commercial tower at 1475 Broadway in Times Square. Designed by S9 Architecture with SLCE as the architect of record and developed by Jamestown, the $500 million project involves the full gut renovation and exterior re-cladding of the 119-year-old, 395-foot-tall structure, along with the addition of new LED displays and public viewing decks with platforms that will overlook the famous crossroads. R&R Scaffolding Companies will supply the BMU and Turner Construction Company is the general contractor for the property, which is located on a trapezoidal plot bound by West 43rd Street to the north, West 42nd Street to the south, Broadway to the east, and Seventh Avenue to the west.

A commemorative beam was hoisted into place at the top of the superstructure at the ceremony on Thursday morning.

The following photos taken over the past couple of months show one of the new LED boards undergoing testing above the northern setback and below the roof parapet where the iconic New Years Eve ball and numerals are located.

Scaffolding continues to cover most of the steel-framed superstructure, but will gradually be enclosed with the new façade and set of digital screens.

One Times Square will feature fully revamped interiors with a new museum experience telling the story of the New Year’s Eve celebration and history of Times Square, including immersive technology-enabled activations, including digital, virtual, and augmented reality experiences. On the outside will be a cantilevered viewing deck with glass walls surrounding the walkway, offering unparalleled views of Times Square.

“The future of Times Square needs to build on its strengths, from Broadway to the digital billboards to New Year’s Eve, while also adding new and varied experiences that evolve and elevate its position as a global entertainment district,” said Michael Phillips, president of Jamestown. “The redevelopment of One Times Square is a reimagination of how Times Square can be experienced and how brands can create meaningful resonance with consumers.”

“The opening of One Times Square in 1904 solidified the neighborhoods history as the center piece of culture and entertainment and created one of the most iconic destinations in the world, linking it to one of the most global events: New Year’s Eve,” said Tom Harris, president of the Times Square Alliance. “This redevelopment will continue to challenge the world by creating a truly unique attraction providing a fresh look at an old classic and allowing the millions who have already been, to experience it anew.”

One Times Square’s transformation is expected to be finished sometime in 2025.

    Search NY Times Building by Cyrus Eidlitz and see the glory that used to be.
    After this most recent renovation, it would be fitting to come up with something much more interesting than some tiny ball dropping.

  3. So they spent 1/2 BILLION DOLLARS for a “botox and filler” job on
    a 119-year old building, and this is the best they could come up with? 🤔

    Would probably have been less expensive to demolish and build new, since there isn’t any trace left of the former tower?!

    Am guessing that glass enclosed observation deck will be the #1 location for Instagram “selfies”?

  5. I wish the city had required them to recess their building a little, away from 53rd street, to give us–the voiceless pubic–a little more room on the sidewalk, as it is done voluntarily by the building immediately next to it on 53rd…..

    • Dan, this comment went astray, it belongs with the Rolex Building. Having said that, room on the sidewalk is one of the greatest problems in Times Square. I doubt there is any solution except to ban vehicular traffic altogether, but that would disrupt surface traffic in the entire Midtown area.
