The fourth-tallest building on our year-end construction countdown is The Greenwich, a 912-foot-tall residential skyscraper at 125 Greenwich Street in Manhattan’s Financial District. Designed by Rafael Viñoly Architects and developed by Fortress Investment Group, Bilgili, and Bizzi & Partners, the 88-story structure will yield 273 condominium units designed by March & White (MAWD) and marketed by Douglas Elliman Marketing Development. Homes will range from studios to three-bedroom layouts with pricing starting at $1.15 million. Time Square Construction and Plaza Construction are the general contractors for the property, which is located at the corner of Greenwich and Thames Streets, just south of the World Trade Center complex and Liberty Park.
Exterior work has continued to move closer to completion since our last update in late October, when crews were finishing installing the dark paneling around the mechanical levels of the crown. Recent photos show the construction hoist in the process of being dismantled from the western elevation, leaving a gap in the glass curtain wall that will soon be enclosed.
Additional progress has also occurred on the multi-story podium, which is being enclosed in black paneling and floor-to-ceiling windows.
Close-up shots of the void left from the disassembly of the hoist show the gap temporarily covered with temporary metal stud frames and yellow insulation boards.
Construction on The Greenwich has taken longer than expected. The skyscraper topped out in 2019 but stalled shortly thereafter and remained unfinished until earlier this year, when developers secured a $313 million loan from Northwind Group.
Units will feature three distinct palettes by MAWD inspired by the building’s views. Residents on the upper levels will have panoramic vistas of the New York Harbor to the south, the Financial District skyscrapers and the East River to the east, the World Trade Center complex to the north, and the Hudson River and Jersey City to the west. Lifestyle and wellness amenities will be spread across several levels at the top of the tower and include an indoor lap pool, a spa, a fitness center, and a private club with expansive city views.
Construction on The Greenwich is expected to finish sometime next year with a finalized date yet to be confirmed.

When will it be complete? ….this has taken way too long!
Might wanna check your responses to the same thing you said about 450 11th Avenue if you want an answer
Way too mediocre for a building of such height. The developer seems to have value-engineered this one quite a lot.
Overall, I really like this design, despite the sloppy and unsightly poured concrete walls. Will this be Viñoly’s last project built?
Don’t care what anybody says, not a fan of the exposed concrete.
The “racing stripes” are better than an entire concrete sheer wall, n’est pas?
America is developed country for the world known, take time too long but completion is coming soon: Thanks to Michael Young.
The only thing that saves this design is the curved glass corners.
Get it over with. They have stolen our streets and sidewalks for far too long.
The bldg is slender (very important!… shadows U know) I like it . & M.Young is an artist check out the old/new in the frame W/ the stained glass.
