Foundation work is underway at 111 Washington Street, the site of a 64-story residential skyscraper in Manhattan’s Financial District. Designed by Handel Architects and developed by Carlisle New York Apartments and Grubb Properties, which closed on a $48 million loan for the project last summer, the 712-foot-tall structure will span 326,221 square feet and yield 462 residential units, 7,000 square feet of commercial space, and a 60-foot-long rear yard. Consigli Construction is the general contractor for the property, which is alternately addressed as 8 Carlisle Street and located at the corner of Washington and Carlisle Streets, south of the nearby World Trade Center complex.

Additional excavation has unfolded on the northern half of the site since our last update in December, when crews were still descending below street level. Recent photos show this section now populated with bundles of protruding rebar as concrete trucks work to pour the foundations. Excavation has yet to occur on the southern portion of the plot, where a piling machine and excavator sit among the base of the steel buttresses temporarily supporting the wall of the adjacent building.

A finalized rendering has still yet to be revealed, with the exception of the image of the skyscraper’s podium in the main photo. This rendering depicts the façade composed of floor-to-ceiling glass framed by a grid of white paneling and narrow dark mullions. The entrance is positioned on the corner within a cutout of stepped cantilevers, and terrace is shown sitting atop the fifth-floor setback along Washington Street. Little can be discerned of the massing of the main tower, though the façade appears to incorporate the same design as the podium.

111 Washington Street’s residential amenities are slated to include a fitness center, a swimming pool, an outdoor rooftop terrace with entertainment spaces, and a tenant lounge. Additional amenities will include a full-time doorman, a live-in superintendent, and bike storage.

The closest subways from the corner property include the 1 train at the Rector Street station to the south along Greenwich Street, the R and W trains at the Rector Street station at Trinity Place, and the 4 and 5 trains at the Wall Street station on Broadway.

111 Washington Street’s anticipated completion date is scheduled for the summer of 2026, as noted on site.

Neither Handel nor Grubb show this project on their website. Very strange…

  2. Always wondered how neighboring building tenants are able to use fire escapes when a new building is constructed right up against them on the “lot line”?! 🤔🥺

It’s a shame to see this, but it’s better than not seeing it at all. The work is beginning with great vigor, which I see: Thanks to Michael Young.

  4. I wish they spruce up and keep that old red brick building next door. It would show how moddest and quanet the placed used to look like. And it is only one single tiny building in the midst of all those giant new buildings

  5. Dan, I live in that building Lol
