Sales have launched for 62 Reade Street, a five-story residential building nearing completion in Tribeca, Manhattan. Designed by ODA and developed by BSD Investments, the project involves the merging of two landmarked buildings into a combined structure that will yield six loft-style units. The property is located between Church Street and Broadway.

ODA worked with the Landmarks Preservation Commission to ensure the appropriate restoration of the limestone façades of each building and unite them through a new roof addition, creating a cohesive yet distinct exterior that showcases the character of each original structure.

The six homes at 62 Reade Street range from 1,825 to 3,115 square feet and feature open layouts. Four four-bedroom residences span an entire floor, while a two-bedroom maisonette and three-bedroom penthouse will occupy two levels of living space. The crown penthouse is a duplex across two full floors featuring five private terraces.

According to Eran Chen AIA, founder of ODA, the redevelopment aimed to thoughtfully merge the two buildings while paying homage to their heritage. “62 Reade Street embraces modern living while preserving the site’s architectural integrity,” he said. “We drew inspiration from the history of the site and then incorporated that into the new concept for residences.”

The site is a short walk from a number of transit options, including subway stations serving the 1, 2, 3, 4, 5, 6, A, C, E, R, and W trains.

Adding plasterboard to the ceilings to provide fire protection to the wooden beams would have been prudent.

I wish a project like this had been carried out on one of my favorite blocks west of Broadway near Grace Church. A row of commercial buildings, each one screaming, “Look at me,” was demolished for a larger structure.

So we’re going back to track lighting? And they are between the floor joists…

  3. Beautiful outside, ugly inside.

Might be a bit difficult to clean on that ceiling: Thanks.
