The affordable housing lottery has launched for 72-01 Queens Boulevard, a 12-story mixed-use building in Woodside, Queens. Designed by Aufgang Architects and developed by Eight West, the structure yields 364 residences. Available on NYC Housing Connect are 110 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $57,189 to $250,380.
Amenities include pet-friendly policies, a dog washing station, a garage with electric vehicle charging stations, bike storage lockers, common area Wi-Fi, gym, playground, media room, recreation room, business center, storage, doorman, concierge, and an outdoor terrace.
Residences come with washers and dryers, air conditioning, patio or balcony, and name-brand kitchen appliances, countertops, and finishes.
At 80 percent of the AMI, there are 11 studios with a monthly rent of $1,541 for incomes ranging from $57,189 to $99,440; 26 one-bedrooms with a monthly rent of $1,640 for incomes ranging from $61,235 to $111,840; 23 two-bedrooms with a monthly rent of $1,945 for incomes ranging from $73,406 to $134,160; and five three-bedrooms with a monthly rent of $2227 for incomes ranging from $84,789 to $154,080.
At 130 percent of the AMI, there are nine studios with a monthly rent of $2,628 for incomes ranging from $90,103 to $161,590; 18 one-bedrooms with a monthly rent of $2,684 for incomes ranging from $92,023 to $181,740; 15 two-bedrooms with a monthly rent of $3,939 for incomes ranging from $135,052 to $218,010; and three three-bedrooms with a monthly rent of $4,200 for incomes ranging from $144,000 to $250,380.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 23, 2025.
