Permits have been filed to expand a two-story structure into a four-story residential building at 363 Hawthorne Street in Prospect Lefferts Gardens, Brooklyn. Located between Nostrand Avenue and New York Avenue, the lot is near the Winthrop Street subway station, served by the 2 and 5 trains. Shloime Ganzfried is listed as the owner behind the applications.
The proposed 55-foot-tall development will yield 7,231 square feet designated for residential space. The building will have ten residences, most likely rentals based on the average unit scope of 723 square feet. The steel-based structure will also have a cellar, penthouse, and a 43-foot-long rear yard.
Oleg Ruditser of Engineering Professional Service is listed as the architect of record.
Demolition permits will likely not be needed as the project calls for a vertical expansion. An estimated completion date has not been announced.
