The affordable housing lottery has launched for 129 3rd Street, an 11-story mixed-use building in Gowanus, Brooklyn. Designed by Fogarty Finger and developed by Konstantin Gubareff of Prospect Developers II, the structure yields 132 residences. Available on NYC Housing Connect are 33 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $37,612 to $218,010.

Amenities include pet-friendly policies, bike storage lockers, common area wifi, gym, package lockers, virtual doorman, recreation space, co-working space, and a rooftop terrace. Residences are equipped with washers and dryers in unit, air conditioning, hardwood floors, smart controls for heating and cooling, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity including heat and stove.

At 40 percent of the AMI, there are eight one-bedrooms with a monthly rent of $933 for incomes ranging from $37,612.00-$55,920.00; and five two-bedrooms with a monthly rent of $1,104 for incomes ranging from $45,395.00-$67,080.00.

At 60 percent of the AMI, there are 12 one-bedrooms with a monthly rent of $1,463 for incomes ranging from $55,783.00-$83,880.00; and five two-bedrooms with a monthly rent of $1,738 for incomes ranging from $67,166.00-$100,620.00.

At 130 percent of the AMI, there is one one-bedroom with a monthly rent of $3,317 for incomes ranging from $119,349.00-$181,740.00; and two two-bedrooms with a monthly rent of $3,963 for incomes ranging from $143,418.00-$218,010.00.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 5, 2025.
