Tishman Speyer has completed its acquisition of 148 Lafayette Street, a fully leased 12-story office building in Soho, Manhattan. The 153,000-square-foot property marks the firm’s first office purchase in New York City since 2019 and its first nationwide since 2021. Tishman Speyer acquired the building from EPIC for $105.5 million, with partial financing provided by a $68.3 million loan from Blackstone. The property is located at the corner of Howard Street.
Originally constructed in 1913 and renovated in 2017, the Class A office building features 12-foot ceilings and two outdoor terraces. Tenants include companies from the finance, fashion, beauty, and e-commerce sectors, notably General Catalyst and Charlotte Tilbury. Retail tenants at the ground level include Five Points Academy and 260 Sample. Tishman Speyer plans targeted upgrades to the lobby and elevator systems, but to leave the majority of tenant amenities unchanged.
Transit nearby 148 Lafayette Street includes the A, C, E, N, Q, R, W, J, Z, and 6 trains at the various Canal Street stations.
