Permits have been filed for a six-story mixed-use building at 40-10 Crescent Street in Long Island City, Queens. Located between 40th and 41st Avenues, the lot is near the 39th Avenue subway station, served by the N and W trains. Jack Fang of FH 2Bro Builder Corp. is listed as the owner behind the applications.
The proposed 65-foot-tall development will yield 22,443 square feet, with 14,956 square feet designated for residential space and 7,486 square feet for commercial space. The building will have 22 residences, most likely rentals based on the average unit scope of 679 square feet. The concrete-based structure will also have a cellar and a 25-foot-long rear yard.
Siming Mei Architect PLLC is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

Tear down a five story building with 20 or so apartments for a six story building with 22 apartments. This makes no sense.
The math doesn’t make sense at all.
Any chance the correct address is 40-12 which is the parking lot next door? That would probably make more sense, especially since no demo permit has been filed.
Absolutely no way they are tearing down that older 4-5 story building filled with rent controlled and rent stabilized apartments. Get your address correct NY YIMBY!
