Rendering Reveals New Jersey’s First Supertall Proposal At 100 Bay Street in Jersey City

The first rendering has been revealed for 100 Bay Street, a proposed supertall residential skyscraper in Jersey City‘s Powerhouse Arts District. Designed by Pelli Clarke & Partners and developed by BLDG Management, the 1.6-million-square-foot project would consist of a pair of 40- and 90-story towers, with the latter standing 1,055 feet tall. The complex is slated to yield nearly 1,300 apartments, with 20 percent dedicated to affordable housing, as well as approximately 29,000 square feet of retail space. The property is bounded by 1st Street to the north, Bay Street to the south, Washington Street to the east, and Warren Street to the west.

The rendering focuses primarily on the towers’ multistory podiums, with just a glimpse of the actual towers behind them. The western podium is shown enclosed with an eye-catching envelope of undulating metallic ribbons, while the eastern portion features a more conventional design with a light gray façade surrounding a grid of floor-to-ceiling windows. Both are topped with landscaped roof decks. The more modern component will feature the main entrance and porte cochere beneath a canopy with building signage. New tree-lined sidewalks, garden beds, and ADA-accessible ramps and staircases are visible along Bay Street.

The offset towers are depicted with similar exteriors incorporating glass curtain walls with irregular patterns of vertical tan paneling. Although out of frame, the design calls for a 40th-floor sky bridge connecting the structures.

The property is currently occupied by a lawn and surface-level parking lot, as seen in the below Google Street View image oriented in the same direction as the rendering.

The building will also include recreational space for tenants and the community, as well as a below-grade loading dock.

The site is located within walking distance of the Grove Street PATH station, two Hudson–Bergen Light Rail stations, and the Harborside ferry terminal along the waterfront.

Further details have yet to be revealed regarding 100 Bay Street’s approval and construction timeline.

  10. IT’s all super disjunctive…and if the wave part is a parking garage, not so sure about it…if the missing super talls are those boxy glass things behind, I say back to the drawing board all around!

  11. I like the wavey section or the traditional boxy section of the podium, not both, pick one! Or maybe that is the the goal, before releasing to see which gets the least negative feedback and design the rest to match.

  12. Coming soon to this intersection… approx. 2-3k new residents!
    Might be a challenge to find street parking for neighboring residents?

    I hope they throw more money at the Path Train. Jersey City is growing!

  15. Very nice to see the first super tall (300m) building for JC.

    This should have been directly on the water front it would have been a good location for an observatory.
