Excavation Underway at 95 Rockwell Place in Fort Greene, Brooklyn

At number 30 on our year-end countdown of the tallest construction projects underway in New York is 95 Rockwell Place, a 489-foot-tall mixed-use tower in Fort Greene, Brooklyn. Designed by Fogarty Finger and developed by Charney Companies, the 38-story structure will yield 158 condominium units with an average scope of 855 square feet. The project will also include 32,568 square feet of commercial space and a cellar level. The property is located between Lafayette Avenue and Fulton Street.

The former occupant of the lot has been razed to street level and the site has been fully cleared. Excavation has begun, and a piling machine sits at the back of the plot within a perimeter of temporary wooden retaining walls. Foundation work could commence sometime this winter.

The rendering in the main photo above looks at the main western elevation, previewing the entire tower within the context of the neighborhood. The exterior will be composed of floor-to-ceiling windows framed by white architectural concrete and black metal paneling in a staggered arrangement across the majority of the tower. Trapezoidal balconies will protrude from the white concrete in an alternating pattern, and the tower will culminate in a multifaceted crown with higher ceiling heights on the top two stories.

The second rendering below looks at the southern profile, which features a cantilever on its lower levels. The façade on this side of the building forms an orderly grid, contrasting with the irregular pattern on the broad faces. A small landscaped podium rooftop is also visible on the fourth floor facing Rockwell Place.

The final rendering below offers a closer look at the details in the western elevation’s façade. The underside of each balcony features a beveled metal framework around the two-story windows. This image also provides a glimpse of the northern face of the tower, which will have a broad white surface running down its centerline.

The property was formerly occupied by a five-story building, seen in the below Google Street View image from before its demolition last summer.

The property is located within walking distance of the Atlantic Avenue–Barclays Center subway station, which is served by the 2, 3, 4, 5, B, D, N, Q, and R trains, as well as the Long Island Rail Road.

95 Rockwell Place’s anticipated completion date is slated for summer 2027, as noted on site.

  4. This is interesting – the rendering suggests the developer is confident that the Mark Morris Dance Center will never be redeveloped with increased density?

    • Legally bound confidence – the best kind! Clearly they bought the air rights to the theater so no, it can never be redeveloped above its current height

  5. I’m so happy to finally see something happen here. Though I do think that would have been a perfect location for a hotel (the original plans), Condos are great for that section to build some permanence of population.

    Though I wouldn’t want to be an owner there when that ground lease is up…

  6. Back in the mid-80s, I worked on the Atl Terminal Urban Renewal Area (ATURA) that examined all sorts of new development in this area. It’s taken years to fruition, but this is the latest entry into the area’s modernizing landscape. These rezonings take 20-30+ years to get eventual funding in place and scheduling construction.

  8. I was born and raised while living in Fort Greene. I left 42 years ago, at age 32. Oh how I miss living there. I cherish the good memories, However I’m thrilled to see the modern progression. When ever I return for a visit it look so different (as if I lost a part of me) although I realize Innovations, modernization, and progressions must take it’s course in life. Oh how I miss living there, (the good memories) and I miss how Fort Green was before the Modernizations. May God continually Bless my old and new Fort Greene.
