Harper Architecture has submitted a proposal to the NYC Landmarks Preservation Commission (LPC) for modifications to 628 Carlton Avenue, a two-unit brownstone in Prospect Heights, Brooklyn. The project seeks approval for a rooftop and rear yard addition to the existing three-story Anglo-Italianate brownstone. Originally constructed in 1871, the building features elements such as a high brownstone stoop, arched entryway, and molded window and door detailing. The property is located between Prospect Place and Park Place.
Proposed changes include a fourth-floor rooftop addition set back from the primary façade, and a rear yard extension. Materials specified in the renderings include a painted brick façade in Benjamin Moore’s “Twilight Dreams,” coal black aluminum-clad windows by Kolbe, and a standing seam metal roof in “Tundra” by MBCI. The addition is designed to be minimally visible from the street, with mock-up photos and visibility diagrams included to demonstrate limited impact from key public views along Carlton Avenue.
Rear and side façade renderings show efforts to integrate with the existing structure. The rear elevation will incorporate a terrace and updates to the garage-level façade. The proposed height for the expanded structure is approximately 45 feet, staying within the local zoning maximum of 55 feet. Additional precedents from nearby properties at 546 and 552 Carlton Avenue, where similar visible rooftop additions have been approved by LPC, are cited in support of the project.
The closest subways from 628 Carlton Avenue are the B and Q trains at the 7th Avenue station and the 2 and 3 trains at the Grand Army Plaza station.
