The Palisades Park Planning Board has granted approval for The Grandline, a sprawling mixed-use complex with two residential towers in Bergen County, New Jersey. Designed by MHS Architecture and developed by March Associates, the 19- and 17-story structures will yield a combined 510 apartments, including 102 units dedicated to affordable housing. The project will also feature a hotel, a wellness center, and a two-story, 175,000-square-foot shopping plaza straddling a landscaped public esplanade. LEEMS Corp. is listed as the owner, and Melillo Bauer Carman is the landscape architect for the 6.2-acre property, which is bounded by West Ruby Avenue to the north, Route 46 to the south, and Grand Avenue to the east.
The renderings look west at the complex, showing the towers rising above the commercial wings, which will be connected by a pedestrian bridge. The towers will feature cohesive designs with glass curtain walls and stacks of expansive balconies lined with glass railings.
The below site plan further details The Grandline’s proposed layout. The symmetrical footprint will channel visitors through the commercial corridor to the towers at the western end of the property. Additional landscaped plazas will surround the buildings on all sides, and amenity terraces will sit atop the roofs of both the towers and the retail structures. While not fully disclosed at the moment, the offerings appear to include an outdoor swimming pool.
The site is currently occupied by the Grand Plaza commercial complex, as seen in the below Google Street View image looking northwest from Grand Avenue.
A construction timeline for The Grandline has yet to be announced.

What an upgrade this will be for what has been an eyesore for years.

Indeed… It will be filled with young professionals most likely of Korean decent. So it’s all but guaranteed to be a low crime district like the rest of neighborhood!
It’s very ….’Jersey.’ It has the Vegas-style flash that seems to be so popular in New Jersey.
Can’t wait to find out where in the Grandline the One Piece will be hidden. Wouldn’t that be a fun gimmick.
