Permits have been filed for an eight-story mixed-use building at 238 22nd Street in South Slope, Brooklyn. Located at the intersection of 5th Avenue and 22nd Street, the corner lot is also addressed at 709 5th Avenue. The closest transit is the 25th Street subway station, served by the R train. Andrew Moutzouroulias under the 242 Greenwood Terrace LLC is listed as the owner behind the applications.

The proposed 85-foot-tall development will yield 27,152 square feet designated for residential space. The building will have 39 residences, most likely rentals based on the average unit scope of 696 square feet. The concrete-based structure will also have a cellar, rooftop terraces on the the top two floors, seven open parking spaces, and two enclosed parking spaces. It is unclear how much space will be designated to commercial use.

Alix Michel of Citiscape Consulting LTD is listed as the architect of record.

Demolition permits were filed last month for the two-story mixed-use building on the site. An estimated completion date has not been announced.
