Permits have been filed for a 21-story mixed-use building at 35 West 125th Street in Harlem, Manhattan. Located between Fifth and Sixth Avenues, the lot is one block from the 125th Street subway station, serviced by the 2 and 3 trains. Mark Irgang of MBR/MGR is listed as the owner behind the applications.

The proposed 195-foot-tall development will yield 119,064 square feet, with 110,477 square feet designated for residential space and 8,587 square feet for commercial space. The building will have 162 residences, most likely rentals based on the average unit scope of 681 square feet. The concrete-based structure will also have a cellar and a 30-foot-long rear yard.

Menzak Architect is listed as the architect of record.

Demolition permits were filed last month for the two-story building on the site. An estimated completion date has not been announced.

  1. 195 feet with 20 floors of residential and a commercial ground floor leads to some pretty low ceiling heights. Also couldnt find a single project of the architect online. Always a good sign.

    • I’m interested in a 1 bedroom apartment. I’ve been looking really hard for an apt in Harlem, I now am living in the Bronx, in a very Bad place. Please contact my if u have 1 bdrm apts. I’m allowed 1,599 in rent.

  2. Developers are finally discovering 125th Street, and fast. I knew this Rite Aid’s days were numbered. There is just so much underutilized property here.

    And it’s Lenox Avenue. Sixth Av is in midtown (or Brooklyn).

    • There is also a one story Rite Aid on an entire block on W110th and Broadway. Can’t believe it hasn’t been developed yet (or purchased by Columbia.) Great location.

      Believe it or not, 6th Avenue above 110th Street IS Lenox Avenue. While technically, 6th Avenue ends at Central Park South (West 59th Street), if you followed the grid all the way up through Central Park, it would actually be where Lenox Avenue starts at West 110th Street (Cathedral Parkway). I know that nobody would ever call Lenox Avenue erroneously as 6th Avenue, but its the same thing how 11th Avenue becomes West End Avenue above West 59th Street.
