Silverstein Properties has announced two new leases at 1177 Avenue of the Americas, a Class A office tower in Midtown, Manhattan. The new leases will occupy 47,929 square feet in the building, which is home to tenants including The Weather Channel and Practicing Law Institute.
1177 Avenue of the Americas spans approximately 1,000,000 square feet across 47 stories. It was built in 1992 and was renovated in 2013. Swanke Hayden Connell Architects spearheaded the design of the building.
Mill Point Capital Partners, a New York-based private equity firm, has signed a nearly six-year expansion lease for the entire 44th floor, increasing its total footprint in the building to 23,289 square feet. The company has leased its headquarters at the building since 2019.
The YMCA Retirement Fund, a nonprofit providing retirement benefits for YMCA employees, has signed a 13-year lease for 24,640 square feet on the 16th floor. The Fund, which has been a Silverstein tenant since 1999, is relocating from 120 Broadway.
The property is located a short walk from stops for a number of bus lines and subway stations that service 14 trains, offering easy access across the New York metropolitan area.
